Chimney surveys for Ashurst Wood homes and businesses

What we look for on each type of roof

Chimney pots and cowls

A loose or cracked pot can fall from height. We record their condition with photographs.

Flaunching

Sitting at the very top, flaunching is fully exposed. We look for cracks, gaps around the pots and missing pieces.

Chimney survey in Ashurst Wood

A leaning chimney stack is worth having looked at. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. Where it may be a structural concern, we will recommend a structural engineer. We survey chimney pots and cowls, shared and party-wall stacks and brick chimney stacks, and people most often book us about redundant stacks capped without ventilation and gaps in the mortar around the pots.

Some older homes in villages like Ashurst Wood are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

Every survey ends with a written report, with photographs, sent by email. It explains the condition of the chimney stack, the defects we found and what we recommend.

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes about 1–2 hours at a house, as part of a look at the roof around the stack. Somewhere as small as Ashurst Wood, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. The report, with photos and recommendations, is emailed to you.

Before the survey

  • Jot down any questions you want answered
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Buyers: confirm access with the estate agent or seller

How to book

How we price chimney surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Extensions, dormers and garages with roofs of their own
  • The roof’s overall size
  • Any need for thermal images or a drone flight
  • Chimneys, valleys, parapets and other details

All our prices include VAT. Chimney survey starts from £150, including VAT. We confirm the price for your roof before booking.

Getting in touch

There’s no need for technical words. Just let us know:

  • The style of property, from a terrace to a block
  • Where any leaks, stains or damp patches show inside
  • Any photos you have, taken from ground level or a window
  • The reason for the survey, such as buying, a leak or storm damage

When you are ready to go ahead, call 07833 053749 or email us. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Common questions in Ashurst Wood

How do I find out if my home in Ashurst Wood is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you come out to Ashurst Wood?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.

What causes damp on a chimney breast?

It can come from several places: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. We check each one and note the most likely cause.

How much is a survey?

Chimney survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Do I need to be at home?

Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

Why it’s worth a survey now in Ashurst Wood

A small amount of repointing or new flaunching is typically a modest job. Left for a few winters, frost and water can loosen pots and bricks and the job gets bigger. In a place like Ashurst Wood, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you want to find out.

Why us?

  • 5,000+ roofs surveyed
  • Prices that include VAT
  • Two decades and more of roof surveys
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

Chimney surveys around Ashurst Wood

Historic houses like Hammerwood Park, about 1.9 miles north-east, show how far back building in the area around Ashurst Wood goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

Landlords with a home close to East Grinstead station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Take a building like Ashurst Wood Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark like St Dunstan, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
