Pre-purchase roof surveys in Frogham

Pre-purchase roof surveys for homes and businesses in Frogham

The best time to book is once your offer has been accepted and before you exchange contracts. That is when the findings are most useful, while you’re not yet committed. Visits run on weekdays and at weekends, which helps when a sale is moving quickly. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. If you’ve noticed a ridge or slope that dips and old water stains in the roof space, we can find out what’s behind it.

Some older homes in villages like Frogham are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What a pre-purchase roof survey looks like in Frogham

About 2.4 miles north lies Goodnestone Park, a reminder of how long the area around Frogham has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

The streets around a church such as Church of St Nicholas are frequently among the oldest in a place, and if your house is among the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

How the survey changes by roof type

Flat roofs

Flat roofs on extensions, dormers and garages are easy to forget about. Felt often lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We check how the covering is wearing.

Chimney stacks

A leaning stack, cracked flaunching or crumbling pointing can all need work. We note them with photos so you can ask about them.

The survey, step by step

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely. The survey typically takes about 1–2 hours at most homes, though large, tall or awkward roofs take more time. Somewhere like Frogham needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

How to prepare

Advice

Checking the roof from the ground

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Your questions about pre-purchase roof surveys in Frogham

Is my home in Frogham listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you come out to Frogham?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

How long does the survey visit take?

On site, it typically takes an hour or two on an ordinary house, and about three to four hours for a commercial roof. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

Does your survey replace a RICS home survey?

No. It’s a dedicated roof survey, with a written report and photos. It doesn’t cover the rest of the property, which a RICS survey does.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

Should I get a roof survey as well as a RICS home survey?

They do different things. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

What a pre-purchase roof survey does not cover

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Whether timbers meet design loads
  • Asbestos testing of any kind
  • Anything beyond the roof, which a full home survey covers

If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey before booking. What our survey covers.

Roofs we survey in Frogham

  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • The roof space
  • Natural slate
  • Clay and concrete tiles
  • Chimney stacks

When to book a survey in Frogham

Asbestos was banned in UK construction in 1999. Cement roof sheets, soffits and flue pipes are typical places to find it. We don’t test for it or carry out asbestos surveys, but we flag materials that might and suggest a specialist asbestos surveyor checks them before work starts.

Look out for signs like these:

  • Lead that has worked loose at a wall or chimney
  • Blistered or split felt on a flat roof
  • Sagging ridge lines or uneven roof slopes
  • Blocked or leaking gutters

For landlords with property near Snowdown station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Before booking anyone

  • How soon the report will arrive
  • Their insurance cover
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How much experience they have with roofs like yours

What a good roof survey covers

What happens if roof problems are left?

When a chain is moving fast, a roof survey can feel like one more delay. We visit on weekdays, Saturdays and Sundays, and a Premium report comes the same day, so it can fit around a tight timetable. Where a roof is exposed, as many are in small places like Frogham, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
