Pre-purchase roof survey in Elvington

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. Our pre-purchase roof survey gives you a proper look at it before you are committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there is safe access. The findings come in a written report with photos. Common reasons to book are slates or tiles that have slipped or gone and blistered or split felt on a flat roof, across gutters and downpipes, natural slate and chimney stacks.

Being in a small place like Elvington makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Landlords, agents and block managers in Elvington

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps when budgeting.

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant ahead of time.

How we price pre-purchase roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • Basic, Standard or Premium
  • The number of roofs, including extensions and garages
  • How tall the building is and how easy the roof is to see
  • How complicated the roof is, with its valleys, chimneys and parapets

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for your roof before booking.

Getting in touch

Before you get in touch, it is useful to have:

  • Where water is showing inside, if it is
  • The type of building and roof, such as pitched or flat
  • The property’s address and postcode
  • Photos of the roof, taken safely from the ground or a window

Getting a price is simple: just call 07833 053749 or send us an email and give us a few details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

Pre-purchase roof surveys around Elvington

Historic houses such as Goodnestone Park, about 2.8 miles north-west, show how far back building in the area around Elvington goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If you own a rental within reach of Shepherds Well station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. If yours is one of the older homes in the streets near Church of St Peter and St Paul, the roof may have had decades of patch repairs, and the survey shows where they are.

Questions from Elvington

Is my home in Elvington listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover Elvington?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

Is your roof survey a RICS survey?

No. It is a roof survey by an experienced roof surveyor, and you get a written report with photos. It does not cover the rest of the property, which a RICS survey does.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

What we look for on each type of roof

Lead flashings and valleys

Lead flashings seal the joints where a roof meets a wall or chimney. We check whether they’ve lifted, split or been replaced with mortar or bitumen.

Chimney stacks

We inspect the outside of the stack, not a flue, gas or sweep inspection. If a flue needs testing, we will suggest who to ask.

Why act early in Elvington

The lender’s valuation is done for the lender, not for you. It looks at whether the property is suitable security for the loan, not at the condition of each slate and flashing. A roof survey is carried out for the buyer. For older village homes like those around Elvington, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

How the survey works

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes about one to two hours at a typical house, with time for the loft where it can be reached. In a hamlet or village like Elvington, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Preparing for the visit

  • Have keys ready for side gates, garages or roof access doors
  • If you’re buying, let the agent know when we’re coming
  • Mention any parking restrictions on your street

What this survey cannot tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Confirmation of asbestos in cement sheets or soffits
  • Defects hidden under coverings or inside walls without opening up
  • A valuation or a promise of a lower price

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. What our survey covers.
