Pre-purchase roof survey in Woolage Village

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. A pre-purchase roof survey looks at it closely before you are tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the loft space where it’s safe to get in. You get a photo-illustrated written report. We’re frequently asked to look into bitumen or mortar used in place of proper repairs and gaps where slates or tiles have come loose, on clay and concrete tiles, flat-roofed extensions and dormers and gutters and downpipes.

Some older homes in villages like Woolage Village are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

How the survey changes by roof type

Lead flashings and valleys

Lead flashings seal the joints where a roof meets a wall or chimney. We check whether they’ve lifted, split or been replaced with mortar or bitumen.

Natural slate

On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. From inside the loft space, we report what we can see of it.

Common questions in Woolage Village

Do you cover Woolage Village?

Yes, Woolage Village is within the area we cover. Our area covers London and South East England. Just ring 07833 053749 or use the contact form and let us know about the property, and we will talk through which survey suits.

Does a conservation area affect roof work in Woolage Village?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

How quickly will I get the report?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Tell us your exchange date and we’ll help you choose.

Do I need a roof survey if I’m having a RICS survey?

It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and that is where a roof survey helps. It isn’t a replacement for a RICS survey.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Can you survey in bad weather?

It can, depending on the survey. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we’ll talk to you about another date.

Do you survey roofs on blocks of flats?

Yes, if the building owner or managing agent agrees access. We check the parts we are given access to, and the report makes that clear.

How the survey works

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere as small as Woolage Village, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

How to prepare

  • If you are buying, check with the agent that we can get in

After exchange, any roof defect is yours to deal with. Before it, you still have choices. Finding out later gives you the same facts, but too late to use them in the purchase. Around Woolage Village, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What a survey costs

We confirm the price for your roof before booking. These are the things that affect it:

  • Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages
  • Roof area
  • Chimneys, valleys, parapets and other details

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

What we need to know

Here’s what helps us most when you get in touch:

  • Where the property is, with the postcode
  • What’s prompted the survey
  • The type of building and roof, like pitched or flat
  • Access details, such as a loft hatch or a shared roof

Every survey is priced before it is booked, so you know where you stand. Prices start from £150, including VAT. To book, call 07833 053749 or send us an email.

What a pre-purchase roof survey looks like in Woolage Village

Goodnestone Park, about 2.8 miles north-east, is one of the historic houses in the wider area around Woolage Village. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

For an older house near a landmark such as Church of St Margaret, older patch repairs can hide behind a tidy front slope, and the survey looks past them. Landlords with a home close to Snowdown station may find that a written report helps before buying a rental or paying for a new roof on one.

Woolage Village is about 6 miles north-west of Dover, in Kent. Surveys in Woolage Village work the same way as everywhere we cover: a careful inspection, photographs and a written report. Our Kent coverage includes Woolage Village. Canterbury is in our area too.

We survey roofs across the CT4 postcode area for pre-purchase roof surveys. We cover properties on Nethersole Road, Firs Road and Forstal Road. We also cover Snowdown (1 mile north-east), Frogham (1 mile east), Nonington (2 miles north-east), Barfrestone (2 miles east) and Ratling (2 miles north). Checking the roof from the ground

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Honest limits

It is useful to know what a survey won’t do before you book:

  • Anything beyond the roof, which a full home survey covers
  • Whether the price should change, which is between you and the seller
  • Confirmation of asbestos in cement sheets or soffits

If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before you book. What a survey covers and doesn’t.
