Flat roof survey in Woolage Village: what you get
Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. We survey mastic asphalt, single-ply membranes and felt flat roofs, and people most often book us about dips that suggest the deck is deflecting and leaks around rooflights.
In a small place like Woolage Village, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
If any part of the flat roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What this survey can’t tell you
It is a careful look at the flat roof, not the whole story. The main limits are:
- Whether the deck or joists are strong enough
- An exact number of years the roof has left
- Asbestos testing, which needs a specialist asbestos surveyor
If in doubt, phone 07833 053749 or send us an email and we will suggest the right survey. The full list of what we check.
What we look at
- Felt flat roofs
- Upstands and outlets
- EPDM rubber
- GRP fibreglass
- Single-ply membranes
- Mastic asphalt
Should I look at the roof myself first?
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Local flat roofs in Woolage Village
The wider area around Woolage Village has a long history of building, with Goodnestone Park about 2.8 miles north-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
For an older house near a landmark such as Church of St Margaret, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

How it works
Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. Most visits take about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. Around Woolage Village, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We look at the roof from wherever it can safely be seen.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Where there’s safe access, we check the ceilings and spaces below for signs of water.
- You get a report with photographs and our recommendations.
Before the survey
- If you’re buying, check with the agent that we can get in
- Have any questions written down, so nothing gets missed
- For flats, check roof access has been agreed

Signs you need a flat roof survey in Woolage Village
People go onto flat roofs for all sorts of reasons: to clean windows, fit aerials or air conditioning units, or reach a gutter. Each visit can damage a covering not made for regular foot traffic. New brackets and fixings through the roof are another common source of leaks.
People typically book a survey after spotting something like this:
- Edge trims that have lifted or split
- Outlets that hold water back
- Standing water left after rain
- Upstands pulling away from walls
If you let a flat or house near Snowdown station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Woolage Village: your questions answered
Do you cover Woolage Village?
We do. The survey and report are the same in Woolage Village as anywhere else, and visits run on weekdays and weekends.
How do I find out if my home in Woolage Village is listed?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Does a flat roof survey replace a RICS survey?
No. It is a closer look at the flat roof, not a survey of the whole property. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.
Does someone need to be in?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we’ll agree the details as you book.
Do you take photos of the roof?
Yes. Photographs are part of every report.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We inspect only the parts we’re allowed to reach.
Do you use drones?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Prices for flat roof surveys in Woolage Village
When we price a survey, we consider:
- The use of thermal imaging or a drone
- Roof area
- Whether you choose the Basic, Standard or Premium Survey
- The height of the building and how the roof can safely be seen
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
What we need to know
Getting the details right at the start saves time. Please include:
- Why you want a survey: buying, a leak, a storm or new work
- Dates you are working to, such as exchange
- Any stains, drips or damp patches you’ve seen indoors
- Photos of the roof, taken safely from the ground or a window
Booking is simple: just phone 07833 053749 or use the contact form, tell us about the property and we’ll explain which survey suits. We confirm the price before anything is booked.
What happens if roof problems are left?
Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, while there is still time to plan the work. For an older or listed building in a place like Woolage Village, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.
