Flat roof survey in Barfrestone
Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. We are frequently asked to look into signs of deflection in the roof deck and ponding water that doesn’t drain away, across EPDM rubber, GRP fibreglass and upstands and outlets.
Flat roofs on exposed homes in small places like Barfrestone take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
What you get is a clear record of the flat roof on the day we saw it. It is useful right away, and a good reference for later, such as when you want to compare after future work.

Before and after the survey
A few practical points come up again and again on our surveys. They apply to most roofs:
- Check ceilings under the roof for damp patches
- Note where water lies after a downpour
- Check new fixings through the roof are properly sealed
- Keep clear of rooflights and fragile roof sheets
You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. It’s your choice who carries out the work and when.
Check the roof from a window after a downpour. If water is still there a day or two later, have it checked.

What we look for on each type of roof
EPDM rubber
An EPDM rubber roof is typically one large sheet, bonded to the deck. We check the laps, the edges, the corners and any punctures.
GRP fibreglass
A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.
Honest limits
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether the deck or joists are strong enough
- The condition of the deck or insulation hidden under the covering
- Fragile surfaces, which we do not walk on

Roof types and parts we check
- Upstands and outlets
- Mastic asphalt
- GRP fibreglass
- EPDM rubber
- Felt flat roofs
- Single-ply membranes
The survey, step by step
We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. Most visits take roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Rural addresses near Barfrestone can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We start with the address and, on larger roofs, the roof area and access.
- We check the rooms or spaces under the roof for staining where there is access.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
How to prepare
- Make a note of anything you’d like us to look at
- Clear the way to the loft hatch
- Have any paperwork from past roof work to hand

Flat roofs in Barfrestone
Historic houses such as Goodnestone Park, about 2.7 miles north, show how far back building in the area around Barfrestone goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
If you own a rental within reach of Shepherds Well station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Take a building like Eythorne Elvington Community Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you live in an older home near Church of St Nicholas, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

How we price flat roof surveys
Not every roof costs the same to survey, for these reasons:
- Basic, Standard or Premium
- The number of roofs, including extensions and garages
- How complicated the roof is, with its valleys, chimneys and parapets
- The roof’s overall size
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.
What to let us know when you contact us
We’ll usually ask about:
- Your timetable, like an exchange date
- Any photos you have, taken from ground level or a window
- Your postcode, so we can check access and travel
- What kind of property and roof it is
We survey roofs seven days a week. To arrange a day that suits you, call 07833 053749 or drop us an email with the address and the days you’d prefer.
Common questions in Barfrestone
Do you cover Barfrestone?
We do. Every survey there gets the same written report with photographs.
Will you come out to Barfrestone?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Is it a structural engineer’s report?
No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
Do I have to be there for the survey?
Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when you book.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first, with the building owner or managing agent. Let us know about it when you book and we’ll plan the survey around it.
How much is a survey?
Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.
Can you tell me how long my flat roof will last?
We don’t put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.
Landlord and commercial surveys in Barfrestone
Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the visit with that in mind.
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.
