Flat roof survey in Frogham: what you get

Each flat roof is looked at from the safest viewpoints we have: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. If part of the roof can’t be seen or reached safely, the report says so, so the limits of the survey are clear. If you’ve noticed pools of water lying on the roof and blocked or damaged outlets, we can find out what’s behind it.

In a small place like Frogham, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we do, step by step

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take between one and two hours on an ordinary house, and about three to four hours for a commercial roof. Around Frogham, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from ground level, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Getting ready for the survey

  • Move anything stored under the loft hatch
  • Keep pets out of the way during the survey

Checking the roof from the ground

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Frogham: your questions answered

Is Frogham within the area you cover?

Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

How do I find out if my home in Frogham is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Can you find where water is getting through my flat roof?

Our survey looks across the whole roof, not only above the stain. Every split, lap, upstand, outlet and rooflight we can see is checked. If the cause can’t be seen, we will say so and suggest what would help.

What happens after the survey?

You’ll receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Do you take photos of the roof?

Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Practical tips

Most of what helps is simple and safe from ground level. Our suggestions:

  • Ask whoever fits equipment on the roof to make good the covering
  • Look for standing water a day after rain
  • Keep outlets clear of leaves and moss
  • Keep clear of rooflights and fragile roof sheets

Buyers can take the findings back to the seller or the agent. It can support a request for work before completion or a conversation about price, depending on the findings.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

Flat roof surveys around Frogham

With Goodnestone Park about 2.4 miles north, Frogham sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

Landlords with a home close to Snowdown station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. The streets around a church such as Church of St Nicholas are frequently among the oldest in a place, and if your house is among the older ones nearby, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

When you need someone else

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • A promise that the roof won’t leak in future
  • Structural calculations, which need a structural engineer
  • Parts of the roof that aren’t safe to walk on or view

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before booking. What a survey covers and does not.

When to book a survey in Frogham

Water that doesn’t drain sits on the roof and speeds up wear. Blocked outlets, poor falls and a sagging deck are the usual causes. Where trees are close by, leaves and silt can block an outlet within a single autumn.

A survey makes sense if you’ve noticed:

  • Blisters and bubbles in the covering
  • Standing water left after rain
  • Failed upstands where the roof meets a wall
  • Signs of deflection in the roof deck

For site and facilities teams at buildings like Nonington Church of England Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
