Flat roof surveys for homes and businesses in Chillenden
Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We survey EPDM rubber, mastic asphalt and GRP fibreglass, and common reasons people get in touch are a sagging deck under the covering and pools of water lying on the roof.
In a village or hamlet like Chillenden, flat roofs are usually on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What happens on the day
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Around Chillenden, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Preparing for the visit
- Have keys ready for side gates, garages or roof access doors
- Show us where any leaks or stains appear
- Agree roof access with the managing agent if it is shared

Your questions about flat roof surveys in Chillenden
Do you carry out roof surveys in Chillenden?
Yes, Chillenden is one of the places we work. Every survey there gets the same written report with photos.
Does a conservation area affect roof work in Chillenden?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Can you inspect my roof with a drone?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
How experienced are you?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.
Which flat roof coverings do you cover?
We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We’ll tell you in the report.
Do you give a life expectancy for the roof?
We don’t put a figure on it. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but your report describes the actual condition.
Can you give me structural calculations?
No. We point out what can be seen, like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Checking the roof from the ground
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Surveys for landlords and agents in Chillenden
Landlords and agents in Chillenden book surveys as well as homeowners. The report gives you a dated record of the flat roof, with photos, useful for planning maintenance.
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters.
What we look for on each type of roof
Felt and built-up roofs
On felt, the upstands and edge details often fail before the main surface. We check each one and photograph any that have split or pulled away.
Rooflights and upstands
Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.

Flat roof surveys around Chillenden
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. With Goodnestone Park about 1.2 miles north-west, Chillenden sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.
Landlords with a home close to Aylesham station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take a building like Goodnestone Church of England Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
Chillenden is about 6 miles west of Deal, in Kent. In Chillenden, as across Kent, every roof gets the same careful survey. Our Kent coverage includes Chillenden and the places around it. We also survey roofs in Canterbury.
Surveys in CT3 are booked the same way as anywhere else. If you are just outside Chillenden, we cover Goodnestone (1 mile north-west), Nonington (1 mile south-west), Heronden (2 miles east), Barnsole (2 miles north) and Hammill Park (2 miles north-east). Larger places within reach include Canterbury (8 miles west), Margate (11 miles north-east), Dover (7 miles south), Folkestone (11 miles south), Ramsgate (10 miles north-east) and Broadstairs (12 miles north-east).

Common roof problems in Chillenden
People go onto flat roofs for all sorts of reasons: cleaning windows, fitting aerials or air conditioning, or clearing gutters. Each visit can damage a covering not made for regular foot traffic. Fixings added through the covering frequently start leaks too.
These are some of the problems a survey can pick up:
- Edge trims that have lifted or split
- Failed seals around rooflight kerbs
- Signs of deflection in the roof deck
- Upstands pulling away from walls
The streets around a church such as Church of All Saints are often among the oldest in a place, and if yours is one of the older homes nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
Before you book any roof surveyor
- Whether you get a written report with photos
- When you will get the report
- Will they check the loft as well as the outside?
- Is there a chance to talk the report through?
Honest limits
It helps to know what a survey won’t do before you book:
- A structural engineer’s assessment of the deck
- A fixed date for when the roof will need replacing
- Fragile surfaces, which we don’t walk on
