Pre-purchase roof surveys around Labour-in-vain

Old Soar Manor, about 4 miles south, is one of the historic houses in the wider area around Labour-in-vain. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

If you let a flat or house near Borough Green & Wrotham station, a written report helps before buying a rental or paying for a new roof on one.

Pre-purchase roof surveys for homes and businesses in Labour-in-vain

A full home survey looks at the whole property, and the roof is only one part of it. We don’t offer a RICS home survey, and ours isn’t a substitute for one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. You can have both if you want the fullest picture. Common reasons to book are gutters choked with leaves and moss and slates or tiles that have slipped or gone, on chimney stacks, the roof space and flat-roofed extensions and dormers.

Being in a small place like Labour-in-vain makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Roof by roof

Lead flashings and valleys

Lead flashings seal the joints where a roof meets a wall or chimney. We check whether they’ve lifted, split or been replaced with mortar or bitumen.

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. We look at outlets too, since a blocked one leaves water sitting on the roof.

Labour-in-vain: your questions answered

Does a conservation area affect roof work in Labour-in-vain?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you cover smaller places like Labour-in-vain?

Yes, Labour-in-vain is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Can I use the report to negotiate on price?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller.

Do you need access inside the house?

Ideally, yes. We look in the loft space where there is safe access, and views from upper windows help too. Access is normally arranged through the agent or seller.

Is this an asbestos survey?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Can you survey at the weekend?

We carry out surveys on any day of the week. To find a day that suits you, phone 07833 053749 or drop us an email.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

Landlord and commercial surveys in Labour-in-vain

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or email us with the addresses.

Letting agents can arrange access with tenants, at a time agreed beforehand. We survey seven days a week, which can make access easier.

Leave it or get it looked at?

A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Spotting it before you buy lets you deal with it as soon as you move in. Around Labour-in-vain, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.

Pre-purchase roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Signs you need a pre-purchase roof survey in Labour-in-vain

Most viewings never get near the roof. You walk round the rooms, but the roof stays out of sight. New paint on a ceiling can hide old water stains, which is why buyers book a closer look before committing.

Things that frequently lead to a survey include:

  • A ridge or slope that dips
  • Loose pots and cracked flaunching
  • Worn or lifted lead flashings
  • Slipped or missing slates and tiles

If you live in an older home near Church of St George, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Before booking any roof surveyor

  • What the survey will not cover
  • What the report includes, and whether it has photographs
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether the price includes VAT

What a roof survey includes

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Rural addresses near Labour-in-vain can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

How to prepare

  • Let us know about any leaks, stains or damp patches you know of
  • Leave a clear route to the loft
  • Keep pets inside or away from the areas we are looking at
