About our pre-purchase roof survey in Eridge Green
Buyers in Eridge Green and right across London and South East England use our pre-purchase roof survey. Whether it’s a terrace, a semi, a detached house or a flat, the roof gets the same careful look. The report says what’s in good order, what isn’t and what to deal with first. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, ring 07833 053749 or email us. If you’re worried about sagging ridge lines or uneven roof slopes and blocked or leaking gutters, a survey will tell you what’s going on, whatever the roof.
Somewhere as small as Eridge Green, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

How the survey works
Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take between one and two hours at a typical house, with time for the loft where it can be reached. For a village or hamlet like Eridge Green, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We arrange access with you, the agent or the seller.
- The roof is inspected from every safe viewpoint, inside and out.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Preparing for the visit
- For flats, make sure roof access has been agreed
- Have any questions written down, so nothing gets missed
- Note where any stains or damp appear

Honest limits
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- What’s under the slates, tiles or felt
- How a seller will respond, or what the house is worth
- Walls, floors, services and rooms below the roof
If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey. The full list of what we check.
What we look at
- Gutters and downpipes
- Clay and concrete tiles
- Natural slate
- Chimney stacks
- The roof space
- Lead flashings and valleys
- Flat-roofed extensions and dormers
Rented homes, blocks and businesses
Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run seven days a week, which helps when tenants work during the week.
An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant in advance.
Common roof problems in Eridge Green
Many roofs have had quick fixes over the years. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can point to a problem that keeps coming back. We note what we see so you can ask about it.
We are often asked to look at:
- Blistered or split felt on a flat roof
- Loose pots and cracked flaunching
- Slipped or missing slates and tiles
- Signs of past leaks inside the loft
For landlords with property near Eridge station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
Before you book anyone
- What exactly goes into their report
- Will they check the loft as well as the outside?
- Whether they hold professional indemnity and public liability insurance
- Their drone registration, if they fly one
Questions from Eridge Green
Will you come out to Eridge Green?
Yes, Eridge Green is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Does a conservation area affect roof work in Eridge Green?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
At what stage of buying should I get the roof surveyed?
The sooner after your offer is accepted, the better. The report is most useful before exchange, while you can still ask questions and negotiate.
How many surveys have you done?
We have more than 20 years’ experience and have completed over 5,000 surveys.
Are you insured?
Every survey is covered by professional indemnity and public liability insurance.
Will you fly a drone over my roof?
Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Will you climb onto the roof?
Only where it’s safe to do so. Much of the inspection is done from ground level, from windows and from the loft space. On Premium, a drone is used where it applies.
Eridge Green homes and their roofs
With Groombridge Place about 1.9 miles north-west, Eridge Green sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
If you live in an older home near Holy Trinity Church, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Different roofs, different checks
Lead flashings and valleys
Flashings are a common source of leaks, so they get close attention in a pre-purchase survey. We photograph any that need work.
Chimney stacks
We inspect the outside of the stack, not a flue, gas or sweep inspection. If a flue needs testing, we will suggest who to ask.
Tips from our surveys
A little preparation and a few simple habits help. Some pointers:
- Request records of any re-roofing
- Book once your offer is accepted
- Give your solicitor a copy of the report
- Ask the seller about past roof repairs
Once the home is yours, the report becomes a maintenance list. Work through the urgent items before anything else, and keep the photographs to compare against later. Premium comes with a follow-up after 12 months to see how things have changed.
After strong winds, look at the roof from the ground. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.
