Mark Cross questions

Is my home in Mark Cross listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Will you come out to Mark Cross?

Yes. Mark Cross is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is your roof survey a RICS survey?

No. We survey the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you as you book.

How do I book a survey in Mark Cross?

The quickest way is to ring 07833 053749 or use the contact form. Give us the address and a few details about the roof. We survey on weekdays, Saturdays and Sundays.

How soon is the report ready?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.

Pre-purchase roof survey in Mark Cross: what you get

Buying a home is a big commitment, and the roof is one of the costliest parts to put right. A pre-purchase roof survey looks at it closely before you are tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there is safe access. You get a written report with photographs. Typical surveys look at slipped or missing slates and tiles and chimney mortar that has eroded, across the roof space, flat-roofed extensions and dormers and clay and concrete tiles.

Older buildings in small places like Mark Cross may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What happens if roof problems are left?

It is tempting to skip the roof to keep a sale moving. We visit on weekdays, Saturdays and Sundays, and the Premium Survey report arrives the same day, which helps it fit around your exchange date. Around Mark Cross, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

What we look for on each type of roof

Natural slate

Natural slate can last 100 years or more, but the nails holding it corrode long before that. When slates start to slip, corroded nails are often the reason, and we note how widespread it looks.

Lead flashings and valleys

Many leaks start at a flashing, so we look at each one closely. We photograph any that need work.

The survey, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. Somewhere like Mark Cross needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

How to prepare

  • Mention any parking restrictions on your street
  • Show us where any leaks or stains appear
  • If you are buying, let the agent know when we are coming

How to book

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can call 07833 053749 or email us to find out.

Signs you need a pre-purchase roof survey in Mark Cross

  • Lead that has worked loose at a wall or chimney
  • Gaps where slates or tiles have come loose
  • Bitumen or mortar used in place of proper repairs
  • Signs of past leaks inside the loft

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.
