Pre-purchase roof survey in Argos Hill
If you’re buying a flat, the roof may well be shared. Depending on the lease, roof repairs may fall to the building owner or a management company, with costs frequently passed on through the service charge. We check as much of the roof as access safely allows, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it’s checked as far as access allows. If you are worried about signs of past leaks inside the loft and blistered or split felt on a flat roof, we can find out what’s behind it.
Some older homes in villages like Argos Hill are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.
We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put with the most urgent first where relevant.

What we do, step by step
You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes an hour or two for a house, with bigger or more complicated roofs taking longer. In a hamlet or village like Argos Hill, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Before we arrive
- Note where any stains or damp appear
- Have any questions written down, so nothing gets missed
- If it isn’t your property yet, arrange access through the agent

Tips from our surveys
Over many surveys, some simple habits stand out:
- Let us know your exchange date as you book
- Arrange the survey as soon as your offer is agreed
- Look for fresh paint on upstairs ceilings at viewings
- Pass the findings to your conveyancer
If the report shows work is needed, you can raise it with the seller or agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s, and we cannot promise any result.
Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.
What a pre-purchase roof survey looks like in Argos Hill
Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. Historic houses like Wadhurst Castle, about 4.4 miles north-east, show how far back building in the area around Argos Hill goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Questions from Argos Hill
Will you come out to Argos Hill?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you carry out roof surveys in Argos Hill?
Yes, Argos Hill is one of the places we work. The survey and report are the same in Argos Hill as anywhere else, and visits run on weekdays and weekends.
Is a roof survey worth having alongside a home survey?
They do different things. A home survey looks at the whole property, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.
Can I use the report to negotiate on price?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision, so we can’t promise any saving.
Can you inspect my roof with a drone?
Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.
How long will you be at the property?
Allow an hour or two for a house, though large, tall or awkward roofs take more time. We’ll confirm what to expect when we arrange the visit.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you contact us and we will explain what’s needed.
What a survey costs
When we price a survey, we consider:
- The type of building, from a house to a block or an office
- Building height and the viewpoints available
- The shape of the roof and its details
- Extensions, dormers and garages with roofs of their own
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Pre-purchase roof survey starts from £150, including VAT.
Helping us price your survey
To price your survey accurately, we will ask about:
- The property’s address and postcode
- Any stains, drips or damp patches you’ve seen indoors
- Whether there’s a loft hatch, a shared roof or tricky access
- Dates you’re working to, such as exchange
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.
Why get it checked now?
It is tempting to skip the roof to keep a sale moving. Weekend visits are available as well as weekdays, and the Premium Survey report arrives the same day, so it can fit around a tight timetable. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

DIY checks: what’s safe
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Do you need a pre-purchase roof survey in Argos Hill?
Patch repairs are common on roofs of every age. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can be signs that something has leaked before. Our report records them so you can ask the seller what was done and when.
Most people get in touch after spotting one of these:
- Ponding, blisters or splits on a flat roof
- Old water stains in the roof space
- Slates or tiles that have slipped or gone
- Quick fixes on flashings and valleys
Take an older house close to The Parish Church of St Denys: a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Questions to ask before booking
