Pre-purchase roof survey in Wellbrook, East Sussex
Find out what’s going on with the roof before you decide what to do next. Pre-purchase roof surveys in Wellbrook, with photos and a clear written report.
- Ponding, blisters or splits on a flat roof
- Worn or lifted lead flashings
- Roof slopes that look uneven or sagging
Different roofs, different checks
Clay and concrete tiles
Older homes in the South East often have handmade clay tiles, including Kent peg tiles on some. Rotten pegs let tiles slide.
Gutters and parapets
Hidden gutters behind parapets send water indoors when they block. We check their linings and outlets from wherever is safe.
How a pre-purchase roof survey works in Wellbrook
Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, and the report arrives the same day. If airspace rules or the weather rule out a flight, we will say so and inspect from every other safe vantage point. If you are worried about signs of past leaks inside the loft and flashings that have lifted or split, a survey will tell you what’s going on.
Some older homes in villages like Wellbrook are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.
Every survey ends with a written report, with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Checking the roof from ground level
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
How it works
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about 1–2 hours at a typical house, with time for the loft where it can be reached. Older roofs in small places like Wellbrook can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

Common questions in Wellbrook
Is my home in Wellbrook listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Is Wellbrook in the area you cover?
Yes, Wellbrook is within the area we cover. Our area covers London and South East England. You can call 07833 053749 or drop us an email with the address and some details.
Will you fly a drone over my roof?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Does your survey replace a RICS home survey?
No. We survey the roof, not the whole building, and it’s not a RICS Level 2 or Level 3 survey. It works alongside a home survey.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability.
Does someone need to be in?
Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access as you book.
How do I book a survey in Wellbrook?
To arrange a survey, ring 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.
Wellbrook homes and their roofs
An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
If you let a flat or house near Crowborough station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. If you live in an older home near Church of St. Dunstan, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Why get it checked now?
A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Finding the cause at the survey stage lets you deal with it as soon as you move in. Outbuildings and barns around Wellbrook are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.
