Pre-purchase roof surveys for homes and businesses in Town Row
With a written roof report, you can go back to the seller or agent with specifics. You can ask about the roof’s history, ask for repairs before completion or rethink the price. What the seller agrees to is up to them, but you will be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. If you are worried about cracked flaunching or crumbling chimney pointing and slates or tiles that have slipped or gone, we can find out what’s behind it.
For a small place like Town Row, the visit is planned like any other: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.
The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible, and recommendations are put with the most urgent first where relevant.

For landlords and managing agents
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the survey around it.
Any of our surveys can be booked by landlords, agents and building managers in Town Row. To discuss a property or a block, ring 07833 053749 or send us an email.
Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Town Row questions
Is Town Row in the area you cover?
Yes, Town Row is one of the places we work. Every survey there gets the same written report with photographs.
Will you come out to Town Row?
Yes, Town Row is on our map. A small place gets exactly the same survey as a big one.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
When should I book a pre-purchase roof survey?
The sooner after your offer is accepted, the better. The report is most useful before exchange, while you can still ask questions and negotiate.
Can you survey in bad weather?
It depends on the weather and the survey. In strong wind or a downpour, a drone cannot fly and access may not be safe, so we’d move the date with you.
Will you climb onto the roof?
Where it’s safe, yes. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where applicable.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Let us know about it when booking and we will explain what’s needed.
Practical tips
You don’t need to be a roofer to help. Here’s what helps most:
- Ask whether there are papers for past roof work
- Book once your offer is accepted
- Notice patches of new decoration in top-floor rooms
- Ask the seller about past roof repairs
Your report arrives by email, with photographs of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, with recommendations prioritised by urgency where relevant.
Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.
What we’re asked to look at in Town Row
The fixings and underlay often fail before good slates or tiles do. Natural slate can last 100 years or more, yet the nails holding it rust and let slates slide. It’s a frequent finding on older houses.
A survey can pick up problems like:
- Sagging ridge lines or uneven roof slopes
- Slipped or missing slates and tiles
- Ponding, blisters or splits on a flat roof
- Old water stains in the roof space
Wadhurst Castle, about 4.4 miles east, is one of the historic houses in the wider area around Town Row. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.
Questions to ask before booking
- Is there a chance to talk the report through?
- Whether the price includes VAT
- What’s outside the scope of the survey
- When you’ll get the report
The survey, step by step
We work from the outside in: outside views come first, then the loft space if there is safe access. In total, it takes roughly 1–2 hours for a house, and more on a big or complicated roof. For a village or hamlet like Town Row, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.
- We help you pick the package that suits the property.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
How to prepare
- Make sure the loft hatch can be reached
- Agree roof access with the managing agent if it’s shared
- Show us where any leaks or stains appear

How we price pre-purchase roof surveys
Several things affect the price of a survey:
- Chimneys, valleys, parapets and other details
- Commercial roofs and larger buildings
- Whether you choose the Basic, Standard or Premium Survey
- The size of the roof
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.
What we need to know
To price your survey accurately, we’ll ask about:
- When you need the report by
- How the loft is reached, if there is one
- The kind of building and roof involved
- Where water is showing inside, if it is
We confirm the exact price before you book, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, ring 07833 053749 or drop us an email.
Pre-purchase roof surveys in Town Row: local notes
If your survey includes the drone, the flight is checked against the Drone Safety Map first. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
If you own a rental within reach of Crowborough station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. If you live in an older home near The Parish Church of St Denys, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
