New roof snagging for homes and businesses in Town Row

People book us after having a roof replaced or re-covered and some new-build owners want their roof looked at. We inspect each roof as far as safe access allows, from the ground, vantage points, the loft space and the roof where safe. You then get a report with photos to share with your roofer. Typical surveys look at poorly finished verges and missing or blocked roof ventilation, on new flat roofs, replacement roofs and new-build homes.

In a village or hamlet like Town Row, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Leave it or get it looked at?

A clear list of snags makes the conversation with your roofer easier. It keeps the focus on what can be seen. For older village homes like those around Town Row, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

All our prices include VAT. Prices start from £150, including VAT. You will know the exact price before you book.

Why us?

  • An independent view of the roof
  • Drone flown under a CAA Flyer ID and Operator ID
  • Thermal imaging and drone inspection where they help
  • Photographs and a written report every time

Read our cost guide or our case studies.

What affects the cost of new roof snagging

The price reflects the time and kit the roof needs. That comes down to:

  • Whether you choose the Basic, Standard or Premium Survey
  • House, block, shop or office
  • Whether thermal imaging or a drone is needed
  • Extensions, dormers and garages with roofs of their own

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

What we need to know

When you call or email, these details help:

  • Pictures from the garden or a window, if you have them
  • Any stains, drips or damp patches you’ve seen indoors
  • What kind of property and roof it is
  • Why you want a survey: buying, a leak, a storm or new work

Most bookings start with a short call: ring 07833 053749 or email us. You will have a price before anything is arranged.

Town Row questions

Is my home in Town Row listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is Town Row in the area you cover?

Yes, Town Row is one of the places we work. The survey and report are the same in Town Row as anywhere else, and visits run on weekdays and weekends.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when you book.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you climb onto every roof?

Only where it’s safe to do so. We inspect everything that’s safely in view: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

What’s the best time to have a new roof checked?

Once the roofer says the job is done, ideally before you pay in full. That gives time for any snags to be put right.

Do you check new-build roofs?

Yes. We inspect the roof as far as it can safely be seen and record any snags. Book before the defects period runs out if you can.

What we can’t see

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Details hidden from sight
  • Legal advice on your contract
  • Fixings and underlay hidden under the coverings

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before you book. What our survey covers.

What we check

  • New-build homes
  • New flat roofs
  • Loft conversions and dormers
  • Ridges and verges
  • Flashings and valleys
  • Replacement roofs

Different roofs, different checks

Underlay and ventilation

The underlay should be dressed into the gutter at the eaves to carry water off. We check it where it’s visible.

Clay and concrete tiles

Clay and concrete tiles commonly last 50 years or more. We check for cracked, uneven or poorly fixed tiles as far as can be seen.

What we do, step by step

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. Rural addresses near Town Row can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with what the roofer did and when they finished.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. We look at valleys, flashings, gutters and the underlay at the eaves.
  4. The loft space and the rest of the property are checked for problems.
  5. Snags are listed in a report with photos.

Before we arrive

  • Make a note of anything you’d like us to look at
  • For flats, make sure roof access has been agreed
  • Have any paperwork from past roof work to hand

Book a survey

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Wadhurst Castle, about 4.4 miles east, is one of the historic houses in the wider area around Town Row. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.
