Flat roof surveys for homes and businesses in Town Row
Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. Common reasons to book are upstands pulling away from walls and a sagging deck under the covering, across EPDM rubber, mastic asphalt and single-ply membranes.
Older buildings in small places like Town Row may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.
What you get is a clear record of the flat roof on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Prices for flat roof surveys in Town Row
Several things affect the price of a survey:
- The package you choose: Basic, Standard or Premium
- The type of building, from a house to a block or an office
- How tall the building is and how easy the roof is to see
- Chimneys, valleys, parapets and other details
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We will tell you which package suits the questions you have.
What we need to know
You do not need to know any roofing terms. It is enough to tell us:
- Any photos you have, taken from the ground or a window
- Your postcode, so we can check access and travel
- What kind of property and roof it is
- Any marks or damp showing indoors
We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, call 07833 053749 or send us an email with the address and the days you’d prefer.
FAQs for Town Row
Does a conservation area affect roof work in Town Row?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Is Town Row within the area you cover?
Yes, Town Row is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
Which flat roof coverings do you cover?
We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We will tell you in the report.
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.
Which days do you carry out surveys?
We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you when you book.
How much does a flat roof survey cost in Town Row?
Prices start from £150, including VAT. We confirm the price for the job before booking, based on the roof’s size, access and package. To get a price, phone 07833 053749 or email us.
Do you look for flat roof leaks?
We check the whole roof, since water can travel before it shows inside. Splits, open laps, upstands, outlets and rooflights are all checked. If the cause cannot be seen, we will say so and suggest what would help.
What this survey can’t tell you
Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:
- An exact number of years the roof has left
- Parts of the roof that are not safe to walk on or view
- Testing older roof sheets for asbestos
If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before booking. What our survey covers.

- EPDM rubber
- Felt flat roofs
When to book a survey in Town Row
No flat roof covering lasts for ever. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. We can tell you how your roof is doing, whatever its age.
Things that often lead to a survey include:
- Gaps at upstands and abutments
- Standing water left after rain
- Raised blisters across the surface
- Cracked or split membrane
The streets around a church such as The Parish Church of St Denys are often among the oldest in a place, and if yours is one of the older homes nearby, flat-roofed rear additions and dormers added over the years are worth checking.
Before booking any roof surveyor
- What exactly goes into their report
- What insurance they carry
- When you will get the report
- Do they have a CAA Flyer ID and Operator ID for drone work?
What happens on the day
We do not take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. The survey usually takes between one and two hours for a house, and about three to four hours for a commercial roof. For a village or hamlet like Town Row, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We look at the roof from the ground, windows and the roof where it’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Preparing for the visit
- Keep pets in another room
- Leave side gates unlocked
- Dig out any old roof reports or invoices

Landlords, agents and block managers in Town Row
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.
What we look for on each type of roof
EPDM rubber
Rubber roofs can shrink back from their edges or lift where the adhesive has failed. Any we find are noted and photographed.
GRP fibreglass
GRP roofs can last up to about 30 years when they’re laid well. Hairline cracks over board joints are an early warning we look out for.
Flat roof surveys around Town Row
Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. About 4.4 miles east lies Wadhurst Castle, a reminder of how long the area around Town Row has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
If you let a flat or house near Crowborough station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Anyone responsible for a site like Rotherfield Primary School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
