Electronic leak detection in Town Row: what you get

Our ELD report shows where each breach was found with photos. Your roofer can then repair those points rather than guessing. We do not estimate repair costs; that is for your roofer to price. A retest after repairs can check the work if the build-up allows. Results come in a written report with photos. Typical surveys look at breaches hidden under paving or planting and waterproofing to test before it’s covered, on green roofs, single-ply roofs and commercial flat roofs.

Older buildings in small places like Town Row may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

Findings are set out part by part, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

What we do, step by step

We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes a time that depends on the size of the roof and how it’s built, which we’ll explain when we quote. Older roofs in small places like Town Row can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. You let us know about the roof and where water is showing.
  2. The roof is assessed for suitability first.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.

Advice

How the survey changes by roof type

Inverted and paved roofs

A terrace or paved roof hides the waterproofing. Suitability depends on the layers.

Liquid-applied waterproofing

Testing a liquid-applied roof depends on what’s beneath the coating.

Practical tips

Here are a few things we’d tell any owner:

  • Keep a note of leaks after rain
  • Ask contractors to protect the membrane
  • Do not let outlets block
  • Don’t leave water getting in

Keep the report with the roof’s records. It shows the condition of the membrane on that date.

Do not leave a flat roof leak running. The longer water gets in, the more insulation and decking can be affected.

Local flat roofs in Town Row

Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. The wider area around Town Row has a long history of building, with Wadhurst Castle about 4.4 miles east. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

For site and facilities teams at buildings such as Rotherfield Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If yours is one of the older homes in the streets near The Parish Church of St Denys, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

What affects the cost of electronic leak detection

The price reflects the time and kit the roof needs. That comes down to:

  • Features like valleys, chimneys, dormers and parapets
  • How tall the building is and how easy the roof is to see
  • Extensions, dormers and garages with roofs of their own
  • House, block, shop or office

To find out what your survey will cost, ring 07833 053749 or use the contact form and tell us about the roof. We’ll confirm the figure before booking.

Helping us price your survey

To price your survey accurately, we’ll ask about:

  • The property’s address and postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • When you need the report by
  • Photos of the roof, taken safely from ground level or a window

Photos help, if you have them. Take them safely from the ground or a window, and please do not climb up for a closer look. To get started, phone 07833 053749 or use the contact form.

FAQs for Town Row

Is my home in Town Row listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Will you come out to Town Row?

Yes. Town Row is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Tell us about it as you book and we’ll plan the survey around it.

Which method do you use?

It depends on the membrane and the build-up. Low-voltage testing usually needs a wet surface, while high-voltage testing needs a dry, exposed membrane.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access.

Will I get photos?

Yes. We photograph the roof as we go, and they go into the written report.

Landlords, agents and block managers in Town Row

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Freeholders and residents’ companies use a roof report to plan and budget.

Signs you need electronic leak detection in Town Row

Other trades on the roof can puncture the waterproofing. Engineers fitting equipment, solar panels or aerials may leave damage behind.

These are some of the problems a survey can pick up:

  • Waterproofing to test before it is covered
  • Leaks that return after repairs
  • Breaches around outlets and penetrations
  • Gaps at membrane joints

If you let a flat or house near Crowborough station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
