Roof survey in Town Row

Roof coverings last a long time, but not for ever. Slate frequently lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey lead flashings, the roof space and clay and concrete tiles, and common reasons people get in touch are loose chimney pots and leaking gutter joints and downpipes.

Older buildings in small places like Town Row may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What we can’t see

It’s useful to know what a survey won’t do before booking:

  • The condition of the rest of the building (that’s a RICS home survey)
  • Asbestos testing of any kind
  • Structural calculations (that is a structural engineer’s job)

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Flat roofs
  • Natural slate
  • Clay and concrete tiles
  • Chimney stacks
  • The roof space
  • Lead flashings
  • Ridges, hips and valleys

Why get it checked now?

By the time water marks a ceiling, it’s often been getting in for a while. Damp spreads through insulation and timber before anything shows below. From inside the loft space, we can often spot it sooner. Older and listed buildings around Town Row may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We can help you choose the package that fits what you want to find out.

Common questions in Town Row

How do I find out if my home in Town Row is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is Town Row within the area you cover?

Yes. Town Row is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Can you check whether my roof contains asbestos?

No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you as you book.

Is this a RICS survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Can you inspect a terraced or semi-detached roof?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Rented homes, blocks and businesses

Letting agents can arrange access with tenants, at a time agreed in advance. We survey seven days a week, which helps when tenants work during the week.

Any of our surveys can be booked by landlords, agents and building managers in Town Row. To discuss a property or a block, call 07833 053749 or use the contact form.

What a survey costs

The price reflects the time and kit the roof needs. That comes down to:

  • House, block, shop or office
  • The roof’s overall size
  • Extensions, dormers and garages with roofs of their own
  • Building height and the viewpoints available

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You will know the price for your survey before booking.

What we need to know

There is no need for technical words. It’s enough to tell us:

  • How the loft is reached, if there is one
  • The kind of building and roof involved
  • Any deadline, such as an exchange date
  • The reason for the survey, like buying, a leak or storm damage

Getting a price is simple: just ring 07833 053749 or send us an email, tell us about the property and we will suggest the right survey. We confirm the price before anything is booked.

Tips that help

From years of surveys, a few habits stand out:

  • Take photos of any leaks as they happen
  • Check the roof from ground level after storms
  • Mention any flat roofs as well as the main roof
  • Stay off ladders and the roof

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.

After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

What happens on the day

We do not take risks to get a closer look. We inspect whatever is safely visible, and anything we can’t see is noted in the report. Most visits take about 1–2 hours for most homes, depending on how many separate roofs there are. Older rural homes like those around Town Row can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe viewpoint outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a report with photos and recommendations.

How to prepare

  • Move anything stored under the loft hatch
  • Note where any stains or damp appear
  • Keep pets in another room

Town Row homes and their roofs

Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

Wadhurst Castle lies about 4.4 miles east, so building around Town Row goes back a long way. If your home is one of the older ones, the roof may have been repaired many times, and the survey records how each part is holding up. Take a building like Rotherfield Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. For an older house near a landmark like The Parish Church of St Denys, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
