What a roof leak investigation doesn’t cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • An intermittent leak that shows no trace on the day
  • Structural calculations (that is a structural engineer’s job)
  • Plumbing leaks that look like roof leaks

If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey. What our survey covers.

Roof types and parts we check

  • Chimney stacks
  • Lead flashings
  • Valleys and parapet gutters
  • Flat roof details
  • The roof space
  • Slate and tile slopes
  • Rooflights and dormers

Roof leak investigations for homes and businesses in Town Row

On older houses, leaks often start at lead work and hidden gutters. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. A central valley gutter on a butterfly roof often turns out to be the source in heavy rain. Parapet walls and their gutters are checked from wherever it is safe. Our report shows what we found, with photos. If you’ve noticed leaks that appear only in driving rain and drips in the loft during heavy rain, a survey will tell you what’s going on.

Somewhere as small as Town Row, older roofs have frequently been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you’re thinking of an insurance claim. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Roof leak investigations around Town Row

Wadhurst Castle, about 4.4 miles east, is one of the historic houses in the wider area around Town Row. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Knowing the roof type helps narrow down where water may be getting in.

Landlords with a home close to Crowborough station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused. Anyone responsible for a site like Rotherfield Primary School will know that on a building that size, finding the source of a drip means looking well beyond the stain. If yours is one of the older homes in the streets near The Parish Church of St Denys, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Town Row is about 3 miles east of Crowborough, in East Sussex. We provide roof leak investigations for householders, landlords and businesses in Town Row and the surrounding area. Town Row is one of the places in East Sussex where we work for roof leak investigations. We also survey roofs in Crawley.

Can I check my roof myself?

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Your questions about roof leak investigations in Town Row

Is Town Row in the area you cover?

Yes, Town Row is one of the places we work. The survey and report are the same in Town Row as anywhere else, and visits run on weekdays and weekends.

Will you come out to Town Row?

Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

What happens next?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We check the parts we are given access to, and the report makes that clear.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when you book.

Can every leak be traced?

We cannot promise it. Some leaks hide well, especially those that need wind-driven rain. If we can’t be sure, the report ranks the possible sources.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

How the survey works

Once we have finished looking, we write up our findings in a report with photographs, sent to you by email. As for time on site, it normally takes about 1–2 hours at most homes; commercial roofs usually need 3–4 hours. Rural addresses near Town Row can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You get in touch with details of the leak and any photos.
  2. Inside, we check the damp area and the roof space above it.
  3. Outside, we look at every likely route in.
  4. We use moisture detection, and thermal imaging where it is useful.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Before we arrive

  • Leave side gates unlocked
  • Buyers: confirm access with the estate agent or seller
  • Clear the way to the loft hatch

Advice

Practical tips

Most of what helps is simple and safe from ground level. Our suggestions:

  • Take dated photos of the leak
  • Do not touch fittings that water is reaching
  • Write down the wind direction and rain when it leaks
  • Clear the loft hatch so we can get in

If condensation is the cause, we explain it, with recommendations on ventilation. It saves chasing a leak that isn’t there.

Keep gutters, valleys and outlets clear, especially in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.

What affects the cost of roof leak investigations

When we price a survey, we consider:

  • Height and safe access
  • Extra roofs, like extensions, dormers or garages
  • The use of thermal imaging or a drone
  • Chimneys, valleys, parapets and other details

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

Helping us price your survey

What helps most when you contact us:

  • Pictures from the garden or a window, if you have them
  • Why you want a survey: buying, a leak, a storm or new work
  • Anything about access we should know
  • Where the property is, with the postcode

Every survey is priced before it is booked, so you know where you stand. Roof leak investigation starts from £150, including VAT. For a price for your roof, call 07833 053749 or send us an email.

Why it’s worth a survey now in Town Row

A small drip today can be a bigger leak after the next storm. Each storm can open a gap a little more. An investigation now gives you time to plan the work. Around Town Row, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.
