How a roof survey works in Rotherfield
Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof. Felt frequently lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We are frequently asked to look into cracked mortar along the ridge and crumbling chimney pointing or cracked flaunching, across ridges, hips and valleys, clay and concrete tiles and flat roofs.
Older buildings in small places like Rotherfield may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Roofs, chimneys and gutters in Rotherfield
Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
If you look after a building like Rotherfield Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Crowborough station, a dated record of the roof is useful when planning maintenance across a let.

What we cannot see
No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:
- Confirmation of asbestos in soffits or cement sheets
- An exact number of years the roof has left
- Walls, floors and services below the roof

What we’re asked to look at in Rotherfield
A chimney stack takes more weather than almost any other part of a roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside frequently starts at the top of the stack.
Signs worth acting on include:
- Flashings that have come away from the wall
- Water stains on rafters and ceiling joists
- Slipped, cracked or missing slates and tiles
- Loose ridge or hip tiles
If your home is one of the older ones in the streets near The Parish Church of St Denys, old fixings, lead flashings and tall chimneys are typical of older roofs.
Questions to ask before you book
- Whether you can ask questions once you have the report
- Will the report include photos?
- What experience they bring
- How they’ll see the roof: from the ground, the loft, the roof or by drone
Leave it or get it looked at?
A roof that has had no attention for years can surprise you. Our report gives you a record of how the roof is today, which makes later changes easy to spot. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400, both including VAT. We confirm the price for the job before you book.

What we do, step by step
Safety comes first on every visit. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. Most visits take roughly 1–2 hours for most homes, depending on how many separate roofs there are. For a village or hamlet like Rotherfield, the journey is planned beforehand: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- We start by hearing what you’d like checked and why.
- We arrange a day that suits you, including weekends.
- The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
- Every part of the roof is checked and photographed.
- We email a written report with photos and recommendations.
How to prepare
- Make sure the loft hatch can be reached
- Keep pets in another room
- Agree roof access with the managing agent if it is shared

Tips from our surveys
Nothing here needs a ladder. A few suggestions:
- Hold on to the report for future surveys
- Move stored items away from the loft hatch
- Let us know about any leaks or stains you’ve seen
- Look for debris in the garden after high winds
With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. You can ask us about anything that isn’t clear.
Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Leave the clearing to a professional. Clear gutters prevent a lot of damp.
Different roofs, different checks
Natural slate
Inside the roof space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs.
Chimney stacks
Damp on a chimney breast inside often starts with the stack outside. We look for the likely route in.
Your questions about roof surveys in Rotherfield
Do you survey roofs for landlords with property near Crowborough station?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
How do I find out if my home in Rotherfield is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can you tell me how long my roof will last?
Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
Can you survey in bad weather?
Light rain is normally fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
Do you survey on Saturdays and Sundays?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you when booking.
Does someone need to be in?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we’ll agree the details as you book.
How quickly will I get the report?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.
