How a roof survey works in Wellbrook
We inspect everything that’s safely in view: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. The Premium Survey adds thermal imaging and, where applicable, a drone, for roofs that are hard to see well. You do not need to do anything except give us access. Everything we see is photographed for the report. We survey natural slate, clay and concrete tiles and lead flashings, and common reasons people get in touch are leaning or weathered chimney stacks and standing water on a flat roof.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
We write the report in plain English, so you do not need to be a roofer to follow it. Photos show what each point refers to, with the urgent items made clear.

When to book a survey in Wellbrook
Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack. Missing lead isn’t unusual either, as thieves target it.
We are frequently asked to look at:
- Gaps in the roof where coverings have gone
- Blocked, sagging or leaking gutters
- Flashings that have come away from the wall
- Debris building up in roof valleys
For site and facilities teams at buildings such as Mayfield Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Before you book anyone

- Is there a chance to talk the report through?
- What exactly goes into their report

DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
When you need someone else
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Defects hidden under coverings or inside walls without opening up
- Walls, floors and services below the roof
- Confirmation of asbestos in soffits or cement sheets

The survey, step by step
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, take photos as we go and record our findings for the written report. It normally takes roughly 1–2 hours for most houses, though large, tall or awkward roofs take more time. Rural addresses near Wellbrook can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.

Wellbrook questions
Is Wellbrook within the area you cover?
Yes, Wellbrook is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Can a landlord with a rental near Crowborough station book a roof survey?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Can you tell me how long my roof will last?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.
How do I arrange a roof survey in Wellbrook?
To arrange a survey, ring 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.
Will you fly a drone over my roof?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
Will you climb onto the roof?
Where it’s safe, yes. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.
Do you survey roofs on blocks of flats?
Yes, if whoever owns or manages the building agrees access. We look at the parts we’re given access to.
Wellbrook homes and their roofs
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
For landlords with property near Crowborough station, the gap between tenancies is a good time to have the roof looked at. Take an older house close to Church of St. Dunstan: its roof may have old fixings, lead flashings and chimneys that need a closer look.
