Woolbridge Roof Survey
A roof condition survey for homes and buildings in Woolbridge, carried out by an experienced roof surveyor. Every survey comes with a written report and photos.
- Valley linings that have cracked or split
- Loose chimney pots
- Gaps in the roof where coverings have gone
What happens on the day
The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It typically takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a hamlet or village like Woolbridge, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- You get in touch with the address and anything you’ve noticed.
- We arrange a day that suits you, including weekends.
- We check the roof from every safe vantage point, inside and out.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- We email a photo-illustrated written report and recommendations.
Getting ready for the survey
- Keep pets inside or away from the areas we’re looking at
- Unlock side gates and any roof access doors
- If you are buying, let the agent know when we are coming
How to book
Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or use the contact form.
Advice
Roof survey in Woolbridge: what you get
We survey roofs in Woolbridge and across London and the South East. We carry out surveys on weekdays and at weekends. We’re insured for professional indemnity and public liability, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, ring 07833 053749 or email us. If you’re worried about cracked or blistered flat roof coverings and cracked mortar along the ridge, a survey will tell you what’s going on, on flat roofs, lead flashings and the roof space alike.
Somewhere as small as Woolbridge, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.
After the visit, you get a written report with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Tips from our surveys
From years of surveys, a few habits stand out as worth the effort:
- Tell us about any leaks or stains you’ve seen
- Clear the loft hatch area before we arrive
- File the report with your home documents
- Photograph stains when they appear
If you need work done, the report gives roofers a clear brief. The photos show what we found and where, so their quotes cover the same ground.
Keep the loft space ventilated. Condensation builds up when air cannot move, and it can wet timbers and insulation. Make sure insulation doesn’t block the airflow at the eaves.
What affects the cost of roof surveys
Not every roof costs the same to survey, and it comes down to:
- The package you choose: Basic, Standard or Premium
- Commercial roofs and larger buildings
- The number of roofs, including extensions and garages
- The shape of the roof and its details
Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You’ll know the exact price before booking.
Getting in touch
To price your survey accurately, we will ask about:
- Where any leaks, stains or damp patches show inside
- Your timetable, such as an exchange date
- How the loft is reached, if there is one
- The property’s address and postcode
Not sure which survey you need? It is easiest to call 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will explain the options and the price.
Questions from Woolbridge
Is my home in Woolbridge listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
I let a flat near Crowborough station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or drop us an email with the details.
Do you need to get into the loft?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.
Is this a RICS survey?
No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
What’s covered in a roof inspection?
Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the roof space where there’s safe access. You get a report with photographs and recommendations.
Roof surveys in Woolbridge: local notes
If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Landlords with a home close to Crowborough station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. For site and facilities teams at buildings like Mayfield Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. The streets around a church such as Church of St. Dunstan are frequently among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What else we do in Woolbridge
What we look for on each type of roof
Chimney stacks
We look at the stack itself, and it isn’t a flue or gas safety check. We’ll tell you if the flue needs a specialist.
Natural slate
Inside the loft space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs, and we note its condition.
Honest limits
Before you book, it’s worth knowing what a survey will not do:
- Asbestos testing of any kind
- A structural engineer’s report
- The condition of the rest of the building (that is a RICS home survey)
