Landlords, agents and block managers in Woolbridge

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you contact us and we’ll plan the visit with that in mind.

Businesses and commercial landlords can book us too. Bigger roofs take more time.

Gutter surveys for homes and businesses in Woolbridge

Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Water that overflows for long enough can rot timber fascias and stain the soffits below. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not test for asbestos, but we flag anything that could contain it. We survey downpipes, fascias and soffits and eaves gutters, and common reasons people get in touch are joints that drip after rain and overflowing valley or parapet gutters.

Somewhere as small as Woolbridge, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

Where we cannot see part of the gutter, the report says so. That way, it is clear what was covered and what wasn’t.

Your questions about gutter surveys in Woolbridge

Do you cover smaller places like Woolbridge?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

I let a flat near Crowborough station. Can you check the roof?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

What do I do with the report?

We email you the written report with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Is a CCTV drain survey included?

No, CCTV drain work isn’t part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

How do I book a survey in Woolbridge?

The quickest way is to ring 07833 053749 or drop us an email. Give us the address and a few details about the roof. Surveys run on weekdays, Saturdays and Sundays.

Gutter surveys around Woolbridge

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you let a flat or house near Crowborough station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take an older house close to Church of St. Dunstan: its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a building such as Mayfield Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

What affects the price in Woolbridge

Prices vary from roof to roof, for these reasons:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Basic, Standard or Premium
  • How big the roof is
  • How tall the building is and how easy the roof is to see

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your roof before booking.

What we need to know

We will usually ask about:

  • Your postcode, so we can check access and travel
  • When you need the report by
  • The style of property, from a terrace to a block
  • How the loft is reached, if there is one

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or email us.

When you need someone else

It helps to know what a survey won’t do before you book:

  • Confirming asbestos in older rainwater goods
  • The inside of a downpipe along its whole length
  • Hidden sections we can’t view safely

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Outlets and hoppers
  • Eaves gutters
  • Valley gutters
  • Parapet and box gutters
  • Fascias and soffits
  • Downpipes

Checking the roof from ground level

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

What we look for on each type of roof

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Joints, outlets and fixings are the parts we focus on.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. We check it where it’s safe to see.

How the survey works

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Around Woolbridge, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Getting ready for the survey

  • Leave side gates unlocked
  • Point out any leaks or damp patches
  • If it isn’t your property yet, arrange access through the agent
