FAQs for Town Row
Does a conservation area affect roof work in Town Row?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you cover smaller places like Town Row?
We do. Villages and rural addresses get the same survey as a town house.
Can you fly a drone near an airport?
That depends on where the roof is. Inside a flight restriction zone, we need permission first, which can add time. Book early if you think you may be affected.
How experienced are you?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.
What’s in the report?
Written findings with photographs, explaining the condition of the roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Is your drone operator registered?
We are. The CAA has issued us a Flyer ID and an Operator ID, and we fly a drone that weighs under 250g.
Do I need to be at home?
Not necessarily. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.
Drone roof survey in Town Row
Neighbours’ privacy matters on every flight. The camera stays on your roof, not on gardens or windows next door. If your roof is shared, a word with next door beforehand helps. We survey the roof you’ve asked us to look at. Flights are kept as short as the job allows and focused on the roof in question. If you’ve noticed cracked mortar along the ridge and blistered or cracked flat roof coverings, a survey will tell you what’s going on, whatever the roof.
Older buildings in small places like Town Row may be listed or in a conservation area. A look from above or with a thermal imager doesn’t touch the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

What a drone roof survey looks like in Town Row
Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The wider area around Town Row has a long history of building, with Wadhurst Castle about 4.4 miles east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
If you look after a building such as Rotherfield Primary School, thermal images can show where wet insulation sits under a big flat roof.

What else we do in Town Row
The survey, step by step
We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes about 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Older roofs in small places like Town Row can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.
- First, we check whether a drone is the right tool.
- A date is fixed, with a fallback in case the weather turns.
- The roof is photographed from the air, with the camera kept on your property.
- Where there is safe access, we check the loft as well.
- Everything is written up, with the aerial photos and our advice.
How to prepare
- Note where any stains or damp appear
- Keep pets in another room
- Agree roof access with the managing agent if it’s shared

Advice
Why act early in Town Row
Photos from a drone survey show how the roof looks today. Comparing them with later photos shows what has changed. It helps when you plan ahead. Outbuildings and barns around Town Row are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Drone roof survey starts from £400, including VAT.
Why us?

When you need someone else
We only report what can be seen safely on the day, so some things are outside what a survey can do:
- Neighbouring roofs the owner hasn’t asked us to survey
- Whether the roof structure meets design loads
- A flight on a day when the weather isn’t safe
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before you book. What a survey covers and doesn’t.
What this survey covers
- Valleys and parapet gutters
- Large and complex roofs
- Fragile roofs
- Chimney stacks
- Flat roofs on upper floors
- Tall and steep roofs
Can I check my roof myself?
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
When to book a survey in Town Row
Parapet gutters, box gutters and central valleys sit out of sight. Debris collects where nobody looks, until it causes a leak inside. A drone shows them clearly from above.
We’re often asked to look at:
- Hidden gutters full of leaves
- Loose ridge and hip tiles
- Tired mortar and pots at the top of a stack
- Blistered or cracked flat roof coverings
Take an older house close to The Parish Church of St Denys: steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from above or with a thermal imager helps.
