What a survey costs
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- How complicated the roof is, with its valleys, chimneys and parapets
- The type of building, from a house to a block or an office
- The use of thermal imaging or a drone
- The roof’s overall size
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.
Getting in touch
Getting the details right at the start saves time. Please include:
- What made you get in touch
- Photos of the roof, taken safely from ground level or a window
- Anything about access we should know
- Any marks or damp showing indoors
To book a survey, ring 07833 053749 or send us an email with the address and what you’d like to know about the roof. You will know the price before anything is booked.
How a flat roof survey works in Argos Hill
A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. Typical surveys look at failed seals around rooflight kerbs and outlets that hold water back, on EPDM rubber, GRP fibreglass and single-ply membranes.
Somewhere as small as Argos Hill, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when booking.
We write the report in plain English, so you do not need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put with the most urgent first where relevant.

What we are asked to look at in Argos Hill
No flat roof covering lasts for ever. Felt roofs frequently last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.
Problems we come across often include:
- Water getting in at rooflights
- Outlets choked with leaves and silt
- Signs of deflection in the roof deck
- Ponding water that does not drain away
The streets around a church such as The Parish Church of St Denys are often among the oldest in a place, and if you own one of the older houses nearby, the joins between later flat roofs and the old walls are where problems typically start.
Before booking any roof surveyor
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether the inside of the roof is included
- Is VAT included in the price?
- What follow-up you get after the report
What we look for on each type of roof
Single-ply membranes
Single-ply membranes can be damaged by foot traffic and equipment on the roof. Any tears, punctures or loose membrane are recorded with photos.
EPDM rubber
Rubber roofs can shrink back from their edges or lift where the adhesive has failed. We record any we can see, with photographs.
Leave it or get it looked at?
Standing water on a flat roof rarely sorts itself out. It typically points to an outlet, the falls or a sagging deck, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. Older and listed buildings around Argos Hill may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We will tell you which package suits the questions you have.

What we do, step by step
On the day, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, from the ground, from windows, in the loft space and by drone where applicable. Most surveys take between one and two hours for a house, and more on a big or complicated roof. Older roofs in small places like Argos Hill can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
How to prepare
- Move anything stored under the loft hatch
- Let us know about any leaks, stains or damp patches you know of
- Mention any parking restrictions on your street
Booking a survey
If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or email us.

What a flat roof survey looks like in Argos Hill
Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. FAQs for Argos Hill
Do you carry out roof surveys in Argos Hill?
We do. The survey and report are the same in Argos Hill as anywhere else.
Do you cover smaller places like Argos Hill?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Which flat roof coverings do you cover?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it is holding up.
Do you go up onto the roof?
It depends on what’s safe: the roof itself where that’s safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.
Do you need to get into the loft?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.
How many surveys have you done?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
What insurance do you have?
Our cover is professional indemnity plus public liability, and details are available on request.
What we cannot see
In fairness, a roof survey has limits:
- Asbestos testing, which needs a specialist asbestos surveyor
- Parts of the roof that are not safe to walk on or view
- A structural engineer’s assessment of the deck
