Useful tips for Eridge Green property owners

Some practical points come up on survey after survey. They apply to most roofs:

  • Allow for a change of day in poor weather
  • Book early if you are near an airport
  • Let us know what you want to see
  • A word with neighbours beforehand helps

We email the report to you, including the close-up photos taken by the drone. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.

Do not block the vents at the eaves. Condensation in the loft can damage timbers and insulation. Keep insulation clear of the eaves.

About our drone roof survey in Eridge Green

Neighbours’ privacy matters on every flight. We keep the camera on the roof we’re surveying, not on gardens or windows next door. If your roof is shared, a word with next door beforehand helps. We survey the roof you’ve asked us to look at. Each flight is kept short and stays focused on the roof we are there to survey. If you are worried about blistered or cracked flat roof coverings and loose ridge and hip tiles, a survey will tell you what’s going on, whatever the roof.

In a small place like Eridge Green, open ground can mean strong wind. A small drone can’t fly safely in strong wind or a downpour, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What a drone roof survey looks like in Eridge Green

Every flight is checked against the Drone Safety Map first. The wider area around Eridge Green has a long history of building, with Groombridge Place about 1.9 miles north-west. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If yours is one of the older homes in the streets near Holy Trinity Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you run a business near The Corn Exchange, a commercial roof can be photographed from above without anyone walking on it.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Eridge Green: your questions answered

Does a conservation area affect roof work in Eridge Green?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Eridge Green?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

What will the report tell me?

It works through the roof part by part, in writing and with photos. The most urgent items are made clear.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

Will I get photos?

Yes, every report has them. Each finding is shown in a picture where possible, which makes the report easy to follow.

Do you hold CAA registration for the drone?

Yes. We hold a CAA Flyer ID and Operator ID. Our drone weighs under 250g and keep it in sight at all times.

Why get it checked now?

Photos from a drone survey show how the roof looks today. Comparing them with later photos shows what has changed. It is useful for planning maintenance over the years. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Our price is from £400, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and which survey you book.

The survey, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. Cottages and farmhouses around Eridge Green often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. We start by checking the airspace and any restrictions at your address.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. On the day, we check the weather and the site before flying.
  4. The sub-250g drone takes close-up photos of the roof, kept in sight throughout.
  5. You receive a written report with photos and recommendations.

Before the survey

  • Leave a clear route to the loft
  • Have any paperwork from past roof work to hand
  • Mention any parking restrictions on your street

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

What a drone roof survey doesn’t cover

In fairness, there are limits to any roof survey:

  • What’s under the slates, tiles or felt
  • Flying in a flight restriction zone without the airport’s permission
  • Roofs and gardens beyond the one we are surveying

If in doubt, phone 07833 053749 or use the contact form and we will recommend the right survey before booking. What our survey covers.
