Buying a home or a new roof in Springhead
The coast is about 3 miles or less from Springhead, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, which is worth knowing before you buy or pay for new work. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
With Cobham College about 4.1 miles south-east, the area around Springhead has a long history. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. If you let a flat or house near Ebbsfleet International station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Pre-purchase roof survey in Springhead: what you get
A full home survey looks at the whole property, and the roof is only one part of it. Our survey is not a RICS survey, and it does not replace one. It adds a focused look at the roof on its own, with photographs of what we find and written recommendations. You can have both. If you are worried about bitumen or mortar used in place of proper repairs and gaps where slates or tiles have come loose, we can find out what’s behind it.
Around Springhead, you’ll mostly find houses and bungalows of different ages. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Surveys for landlords and agents in Springhead
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

What affects the cost of pre-purchase roof surveys
Several things affect the price of a survey:
- If the survey needs thermal imaging or a drone
- The height of the building and how the roof can be seen safely
- Basic, Standard or Premium
- How many separate roofs there are, such as extensions, dormers and garages
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.
Helping us price your survey
A little information up front helps. Please include:
- What kind of property and roof it is
- Pictures from the garden or a window, if you have them
- What made you get in touch
- The address and postcode of the property
We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, phone 07833 053749 or drop us an email with the address and the days you’d prefer.
When to book a survey in Springhead
Slates and tiles can outlast the nails, battens and underlay that hold them. Natural slate can last 100 years or more, yet the nails holding it rust and let slates slide. It’s a frequent finding on older houses and easy to miss from ground level.
Signs worth acting on include:
- Patch repairs that may hide an ongoing problem
- Loose pots and cracked flaunching
- Signs of past leaks inside the loft
- Flashings that have lifted or split
For an older house near a landmark such as Parish Church of St Botolph, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Before booking any roof surveyor
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether you get a written report with photos
- Whether VAT is added on top
- Their track record with similar roofs

What this survey cannot tell you
Without opening up the roof, some things stay hidden, so a survey has limits:
- Defects hidden under coverings or inside walls without opening up
- A structural engineer’s report
- Confirmation of asbestos in cement sheets or soffits
If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What a survey covers and doesn’t.
What this survey covers
- Natural slate
- Gutters and downpipes
- Lead flashings and valleys
- Clay and concrete tiles
- Chimney stacks
- The roof space
- Flat-roofed extensions and dormers
How the survey changes by roof type
Lead flashings and valleys
Flashings are a common source of leaks, so they get close attention in a pre-purchase survey. Any that need attention are photographed and explained.
Natural slate
On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. From inside the roof space, we report what we can see of it.
Springhead: your questions answered
Do roofs near the sea, like those around Springhead, take more of a battering?
Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.
Is Springhead within the area you cover?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs.
How do I book a survey in Springhead?
It’s easiest to call 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we will point you to the right survey. We survey on any day of the week.
Does your survey replace a RICS home survey?
No. It is a dedicated roof survey, and you get a written report with photos. It isn’t a RICS survey and does not cover the rest of the house.
How long will you be at the property?
On site, it usually takes about one to two hours at a typical home, with bigger or more complicated roofs taking longer. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
Do you inspect the roof from on top?
When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the roof space, and a drone is part of the Premium Survey where applicable.
What happens on the day
On the day, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can be seen safely. Most surveys take about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. With a bit of garden around a house, as there often is around Springhead, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is looked at where it can be reached safely.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed in advance.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- You get a photo-illustrated written report and recommendations before you exchange.
Preparing for the visit
- Gather any invoices or paperwork from past roof work
- Agree roof access with the managing agent if it’s shared
- Jot down any questions you want answered
