Before and after the survey

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Check the loft is accessible
  • Record whether it leaks in every downpour or only some
  • Keep a photo record of the damp patch
  • Stay off ladders and the roof

Your report arrives by email. It explains the likely entry point, the route the water takes and our recommendations. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Have flashings and flat roofs looked at every few years. They’re where most leaks start, and wear is easier to deal with before water gets in.

Roof leak investigation in Springhead: what you get

Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so we confirm what it suggests with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. Thermal imaging works best after a sunny day, on a dry roof with little wind. Typical surveys look at drips in the loft during heavy rain and drips from nail tips in a cold loft, on chimney stacks, valleys and parapet gutters and the roof space.

Older cottages and houses around Springhead may have roofs with little or no underlay. Without a sound underlay, any gap in the coverings lets water straight through. Finding where it gets in, and whether it is old wear or new damage, decides what comes next. Wet battens and insulation in the loft are often the first clue.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the leaking roof, the defects we found and what we recommend.

Why get it checked now?

A small drip today can be a bigger leak after the next storm. Each storm can open a gap a little more. Tracing it now lets you plan the work rather than react to it. Blocked gutters on homes around Springhead overflow and soak walls. It’s easy to sort the cause early and slow to dry a damp wall.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Questions from Springhead

Is my home in Springhead listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Springhead within the area you cover?

Yes, we do. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

What happens after the survey?

You receive the written report by email, with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Do you climb onto every roof?

Only if it is safe. We look at everything that can safely be seen: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where applicable. Anything we can’t see is noted in the report.

Surveys for landlords and agents in Springhead

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Commercial roofs and larger buildings
  • The use of thermal imaging or a drone
  • Basic, Standard or Premium
  • Height and safe access

All our prices include VAT. Prices start from £150, including VAT. We confirm the price for your roof before booking.

Helping us price your survey

A little information up front helps. Please include:

  • Where any leaks, stains or damp patches show inside
  • What made you get in touch
  • What kind of property and roof it is
  • When you need the report by

Most bookings start with a short call: ring 07833 053749 or use the contact form, and we will ask about the building and what you need. You’ll have a price before anything is arranged.

How it works

When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. The survey typically takes between one and two hours on an ordinary house, and about three to four hours for a commercial roof. In a smaller place like Springhead, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. We start with your notes and photos of the leak.
  2. Inside, we look at the stain and the ceiling around it.
  3. From the loft space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

How to prepare

  • If you’re buying, let the agent know when we are coming
  • Gather any invoices or paperwork from past roof work
  • Mention any parking restrictions on your street

Getting a price

If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or send us an email when you are ready.

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book and it will help the survey.

Wind, rain and roofs in Springhead

The coast is about 3 miles or less from Springhead, where sea air brings more salt and stronger wind than inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

Trees in and around Castle Hill Park shed leaves that can end up in nearby gutters. Anyone responsible for a site like Painters Ash Primary School will know that on a building that size, finding the source of a drip means looking well beyond the stain. For an older house near a landmark like Parish Church of St Botolph, lead flashings, valleys and old chimneys are typical places for water to get in.
