Congelow Pre-Purchase Roof Survey
A roof survey before you buy a house or flat in Congelow, with drones and thermal imaging where they help. Call or email for a price.
- Chimney mortar that has eroded
- Blocked or leaking gutters
- Roof slopes that look uneven or sagging
How the survey works
Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. For a village or hamlet like Congelow, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed beforehand.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Getting ready for the survey
- Make a note of anything you’d like us to look at

How a pre-purchase roof survey works in Congelow
Our packages start with the Basic Survey from £150, with the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Choose the level that suits the home you’re buying. All three include a written report with photographs and recommendations. We survey lead flashings and valleys, clay and concrete tiles and natural slate, and common reasons people get in touch are patch repairs that may hide an ongoing problem and sagging ridge lines or uneven roof slopes.
Older buildings in small places like Congelow may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

When you need someone else
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A valuation or a promise of a lower price
- Defects hidden under coverings or inside walls without opening up
If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.
What we look at
- Natural slate
- Clay and concrete tiles
- Gutters and downpipes
- Chimney stacks
- Lead flashings and valleys
- Flat-roofed extensions and dormers
- The roof space
How the survey changes by roof type
Clay and concrete tiles
Older homes in the South East often have handmade clay tiles, including Kent peg tiles on some. Rotten pegs let tiles slide, so we look for gaps along the courses.
Flat roofs
Many homes have a flat roof somewhere, often over an extension. Felt frequently lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We look for signs of age and failure.
Checking the roof from the ground
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Pre-purchase roof surveys around Congelow
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
Take an older house close to St Peter's and St Paul's Church: the roof may have had decades of patch repairs, and the survey shows where they are. If you let a flat or house near Yalding station, a written report helps before buying a rental or paying for a new roof on one.

Congelow questions
Will you come out to Congelow?
Yes, Congelow is covered. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Do you cover Congelow?
Yes, Congelow is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Is your roof survey a RICS survey?
No. It is a dedicated roof survey, and you get a written report with photos. It isn’t a RICS survey and does not cover the rest of the house.
Is a roof survey worth having alongside a home survey?
That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It does not stand in for a RICS survey.
Do you need access inside the house?
Where possible, yes. We look in the loft space where there is safe access, and upstairs windows give useful views. Access is normally arranged through the agent or seller.
What’s the best way to book?
Simply call 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.
When should I book a pre-purchase roof survey?
Once your offer has been accepted, and before exchange. That gives you time to use the findings.
