Independent pre-purchase roof surveys in Mud Row

Pre-purchase roof survey in Mud Row: what you get

A roof report gives you something solid to take back to the seller or the agent. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We can’t say how a seller will respond, but you will be negotiating from a clear picture rather than a hunch. It also helps you decide whether to go ahead at all. We survey natural slate, chimney stacks and clay and concrete tiles, and common reasons people get in touch are cracked flaunching or crumbling chimney pointing and a ridge or slope that dips.

Some older homes in villages like Mud Row are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it is worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

When you need someone else

Before booking, it is worth knowing what a survey won’t do:

  • Whether timbers meet design loads
  • Faults hidden behind ceilings, boards or coverings
  • A valuation or a promise of a lower price

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

What this survey covers

  • Natural slate
  • Chimney stacks
  • Gutters and downpipes
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • The roof space

What happens on the day

It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take an hour or two on an ordinary house, though large, tall or awkward roofs take more time. In a hamlet or village like Mud Row, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We agree a time and how we’ll get in, including the loft.
  3. We look at the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Before we arrive

  • Check the loft hatch can be reached
  • Mention any parking restrictions on your street
  • Have keys ready for side gates, garages or roof access doors

What you can safely check yourself

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Do you need a pre-purchase roof survey in Mud Row?

Patch repairs are common on roofs of every age. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that don’t match can point to a problem that keeps coming back. Our report records them so you can ask the seller what was done and when.

It is worth booking a survey if you’ve seen:

  • Slates or tiles that have slipped or gone
  • Flashings that have lifted or split
  • Quick fixes on flashings and valleys
  • Gutters choked with leaves and moss

The streets around a church like Church of All Saints are often among the oldest in a place, and if your home is one of the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are.

Prices for pre-purchase roof surveys in Mud Row

Not every roof costs the same to survey, and it comes down to:

  • Which survey package you book
  • Height and safe access
  • The roof’s overall size
  • How complicated the roof is, with its valleys, chimneys and parapets

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

Getting in touch

Before you get in touch, it is useful to have:

  • The kind of building and roof involved
  • Dates you are working to, such as exchange
  • The property’s address and postcode
  • What made you get in touch

A quick phone call is usually the easiest start: call 07833 053749 or use the contact form and we will ask a few questions about the roof. The price is agreed before a date is set.

Your questions about pre-purchase roof surveys in Mud Row

Does being near the coast affect roofs in Mud Row?

Frequently, yes. Mud Row is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Do you cover smaller places like Mud Row?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can I use the report to negotiate on price?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision.

How experienced are you?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Do you use drones?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Mud Row homes and their roofs

Mud Row lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, so exposed details get a close look whether you are buying or signing off new work. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

What happens if roof problems are left?

Small roof defects let water in slowly. By the time a stain shows, timber or plaster may already be damp. Finding the cause at the survey stage means you know about it from day one. For an older or listed building in a place like Mud Row, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Pre-purchase roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.
