Flat roof surveys near Mud Row

How the survey works

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey normally takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere like Mud Row needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We look at the roof from wherever it can safely be seen.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there’s safe access, we check the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

How a flat roof survey works in Mud Row

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. We survey EPDM rubber, GRP fibreglass and upstands and outlets, and people most frequently book us about failed seals around rooflight kerbs and splits, cracks and crazing.

Some older homes in villages like Mud Row are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we can’t see

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • A fixed date for when the roof will need replacing
  • What’s under the membrane without opening it up

If in doubt, ring 07833 053749 or email us and we will suggest the right survey before you book. What a survey covers and doesn’t.

For landlords and managing agents

Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters.

Local flat roofs in Mud Row

The coast is about 1 mile or less from Mud Row, and places near the sea get more salt in the air and more wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

The streets around a church like Church of All Saints are often among the oldest in a place, and if your house is among the older ones nearby, the joins between later flat roofs and the old walls are where problems usually start. Take a building like Eastchurch Church of England Primary School: a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

Tips from our surveys

Some practical points come up on survey after survey. They apply to most roofs:

  • Note where water lies after a downpour
  • Ask whoever fits equipment on the roof to make good the covering
  • Have the roof looked at again after a severe storm
  • Keep clear of rooflights and fragile roof sheets

Once we’ve been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Keep outlets, gutters and hoppers clear, especially after the leaves fall. A flat roof that drains well wears much more slowly.

Prices for flat roof surveys in Mud Row

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • Roof area
  • Building height and the viewpoints available
  • Which survey package you book
  • Chimneys, valleys, parapets and other details

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • What kind of property and roof it is
  • Access details, such as a loft hatch or a shared roof
  • The reason for the survey, such as buying, a leak or storm damage
  • Pictures of the roof from a safe spot, if you have them

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or send us an email with the address and the days you’d prefer.

What we look for on each type of roof

EPDM rubber

EPDM often lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. We look closely at each of those details.

Felt and built-up roofs

The edges and upstands of a felt roof are usually where trouble starts. We check each one and photograph any that have split or pulled away.

FAQs for Mud Row

Does being near the coast affect roofs in Mud Row?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows.

Will you come out to Mud Row?

Yes, Mud Row is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when booking.

Will I get photos?

Yes. The report includes photos of what we found, so you can see each point for yourself.

Will you walk on the flat roof?

Only where it’s safe to do so. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. We do not walk on fragile rooflights or sheeting.

What does ponding on a flat roof mean?

Standing water on a flat roof deserves a closer look. It can point to blocked outlets, poor falls or a deck that is sagging, and water that sits wears the covering sooner. Our survey notes the ponding and what seems to be causing it.

Which flat roof coverings do you cover?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. We record what the covering is and how it is holding up.
