What affects the price in Mud Row

We confirm the price for your survey before booking. These are the things that affect it:

  • Which survey package you book
  • The type of building, from a house to a block or an office
  • Height and safe access
  • Extensions, dormers and garages with roofs of their own

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Roof leak investigation starts from £150, including VAT.

What we need to know

There is no need for technical words. It is enough to tell us:

  • Why you want a survey: buying, a leak, a storm or new work
  • Where the property is, with the postcode
  • The style of property, from a terrace to a block
  • Any stains, drips or damp patches you’ve seen indoors

To arrange a survey, ring 07833 053749 or use the contact form and let us know the address and what’s prompted the survey. You will know the price before anything is booked.

Roof leak investigation in Mud Row: what you get

Our roof leak investigations cover Mud Row and the wider South East. Surveys are carried out on weekdays and at weekends. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. You get a photo-illustrated written report and recommendations. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, then ring 07833 053749 or drop us an email to arrange a visit. We are frequently asked to look into staining around the chimney inside and water through the ceiling under a flat roof, on lead flashings, chimney stacks and rooflights and dormers.

For a small place like Mud Row, the inspection is the same as anywhere: the journey and access are just planned in advance. Let us know where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. If you have photos of the water coming in, they help as well.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

The survey, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours, more where the leak is intermittent or the roof is large. You’re welcome to ask questions while we are there. Somewhere as small as Mud Row, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. We email a written report showing where the water most likely gets in.

Preparing for the visit

  • Jot down any questions you want answered
  • For flats, check roof access has been agreed
  • Tell us where we can park nearby

When you need someone else

A survey is a careful look at the leaking roof, but it cannot do everything. The main limits are:

  • Defects hidden under coverings or inside walls without opening up
  • A promise to find every leak on a single visit
  • Water from pipes, tanks or heating systems

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and doesn’t.

What this survey covers

  • Flat roof details
  • Lead flashings
  • Valleys and parapet gutters
  • The roof space
  • Slate and tile slopes
  • Chimney stacks
  • Rooflights and dormers

Your questions about roof leak investigations in Mud Row

Do you cover smaller places like Mud Row?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do roofs near the sea, like those around Mud Row, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Will I get photos?

Yes. Photographs are taken throughout the survey, and they go into the written report.

Can every leak be traced?

We can’t promise it. Some leaks hide well, particularly those that need wind-driven rain. Where the source isn’t certain, we list the likely routes in order.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

Different roofs, different checks

Lead flashings

A leak at a flashing often shows some way from the joint. We check every flashing that could feed the stain.

Parapet and box gutters

Parapet and box gutters sit behind walls or inside the roof. When their outlets block, water rises over the lining and runs indoors.

Roof leak investigations around Mud Row

Mud Row lies within about 1 mile of the sea, so there’s more wind and more salt in the air than further inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, and salt air slowly wears metal fixings. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. The covering and its details give the first clues when tracing where water is coming from.

For site and facilities teams at buildings such as Eastchurch Church of England Primary School, tracing a leak on a big roof starts with where the water appears and works back. For an older house near a landmark such as Church of All Saints, lead flashings, valleys and old chimneys are typical places for water to get in.

Mud Row is about 3 miles east of Minster, in Kent. We survey roofs in Mud Row and the rest of Kent. Our area takes in places right across Kent, from the larger towns to small villages. Canterbury is in our area too.
