Mud Row Gutter Survey
A survey of gutters, valleys, outlets and downpipes for Mud Row, from an experienced roof surveyor. You get a clear written report with photos.
- Brackets that have dropped or snapped
- Leaves and moss blocking gutters
- Joints that drip after rain
Common roof problems in Mud Row
Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.
People normally book a survey when they’ve noticed one of these:
- Water spilling over the gutter edge
- Brackets that have dropped or snapped
- Joints that drip after rain
- Choked outlets or hopper heads
For site and facilities teams at buildings such as Eastchurch Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Gutter survey in Mud Row: what you get
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way, with photographs and written recommendations. We survey on weekdays and at weekends. If you’ve noticed valley or box gutters that overflow inside and downpipes that are split or coming away, a survey will tell you what’s going on, on parapet and box gutters, fascias and soffits and eaves gutters alike.
Some older homes in villages like Mud Row are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what is not.

Tips from our surveys
Nothing here needs a ladder. A few suggestions:
- Check downpipe clips are holding
- Look for green streaks or damp patches on walls
- Check from the ground or a window, not a ladder
- Watch the gutters during heavy rain
Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.
Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.
What a gutter survey doesn’t cover
We only report what can be seen safely on the day, so some things are outside what a survey can do:
- The inside of buried drains
- Confirming asbestos in older rainwater goods
- What’s hidden inside a downpipe
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you. What a survey covers and does not.
What this survey covers
- Valley gutters
- Parapet and box gutters
- Fascias and soffits
- Downpipes
- Outlets and hoppers
- Eaves gutters
What happens on the day
It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take between one and two hours for a house, and longer for a large or complex roof. Older rural homes like those around Mud Row can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We start with what you’ve noticed, like damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- We check hidden gutters as far as safe access allows.
- Where it is safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
Before we arrive
- Find any records of previous roof work
- Make sure pets are kept safely away
- Have keys ready for side gates, garages or roof access doors

FAQs for Mud Row
Do roofs near the sea, like those around Mud Row, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Do you cover smaller places like Mud Row?
Yes, Mud Row is on our map. A small place gets exactly the same survey as a big one.
Do you survey at weekends?
Yes. We survey on weekdays and at weekends. Just ring 07833 053749 or email us to arrange a day.
When does the report arrive?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.
How long does a gutter survey take?
For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.
Do you test soffits or gutters for asbestos?
No. We do not carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Can you give me structural calculations?
No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
What happens if roof problems are left?
A written report gives you a dated record of the gutters’ condition, which helps when you plan work or brief a contractor. Without it, you are relying on what can be seen from the pavement. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Different roofs, different checks
Lead-lined valley and parapet gutters
Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.
Aluminium and other metal gutters
Metal gutters can suffer at joints and where different metals meet. Any leaks or corrosion we spot go in the report.

Gutter surveys around Mud Row
The coast is about 1 mile or less from Mud Row, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.
For an older house near a landmark such as Church of All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
