Bay View Gutter Survey
A survey of gutters, valleys, outlets and downpipes in Bay View. We have completed more than 5,000 surveys across London and South East England.
- Choked outlets or hopper heads
- Gutters packed with leaves or moss
- Valley or box gutters that overflow inside
About our gutter survey in Bay View
Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. If you’re worried about blocked outlets and hoppers and cracked or loose downpipes, a survey will tell you what’s going on.
Older buildings in small places like Bay View may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

What happens on the day
There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. A typical survey takes between one and two hours at a typical home; commercial roofs usually need 3–4 hours. Older rural homes like those around Bay View can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- You tell us where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are checked from ground level and windows.
- We check hidden gutters as far as safe access allows.
- The roof space is checked for staining, where it can be reached safely.
- A written report with photos and recommendations follows.
Getting ready for the survey
- Make sure pets are kept safely away
- Check the loft hatch can be reached
- Tell us about parking before the day

Advice
Bay View: your questions answered
Will you come out to Bay View?
Yes, Bay View is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Is the coastal weather around Bay View hard on roofs?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.
What’s the price of a gutter survey?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Just phone 07833 053749 or use the contact form for a price.
Do you check valley and parapet gutters?
Yes, where it’s safe to see them. We use the ground, windows, the loft space and the roof where it’s safe and a drone where it applies.
Does this replace a RICS home survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
What’s the best way to book?
It’s easiest to phone 07833 053749 or send us an email. Give us the address and some details about the roof, and we will suggest the right survey. We survey on weekdays and at weekends.
How we price gutter surveys
Prices always include VAT. The things that change the price are:
- Extensions, dormers and garages with roofs of their own
- If the survey needs thermal imaging or a drone
- Building height and the viewpoints available
- How complicated the roof is, with its valleys, chimneys and parapets
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.
What we need to know
Getting the details right at the start saves time. It is useful to include:
- The style of property, from a terrace to a block
- Any photos you have, taken from ground level or a window
- The reason for the survey, such as buying, a leak or storm damage
- Where any leaks, stains or damp patches show inside
Once you know what you need, ring 07833 053749 or email us. We’ll suggest a package, agree the price and find a date, weekday or weekend.
Signs you need a gutter survey in Bay View
Gutter brackets work loose or corrode with age. A gutter full of wet debris is heavy and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.
Here are some of the things we see often:
- Dripping or leaking gutter joints
- Gutters packed with leaves or moss
- Cracked or loose downpipes
- Sagging gutters and loose brackets
For properties in and around Bay View, we check what can safely be seen and explain what we find.

- What happens after the report arrives
- How much experience they have with roofs like yours

Local roofs in Bay View
Bay View lies within about 2 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
In and around Bay View, as anywhere, a roof is easiest to deal with when its problems are found early.

Box and secret gutters
Secret gutters are hidden under the edge of the roof covering, so they’re easy to forget. We look at what’s visible and note what isn’t.
Cast iron gutters
Rust at joints and brackets is the usual weak point on cast iron. We note corrosion, cracks and leaking joints where they can be seen.
What a gutter survey doesn’t cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Damage hidden inside walls or behind boards
- Pipes below ground level
- The inside of a downpipe along its whole length
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. What our survey covers.
Roof types and parts we check
- Eaves gutters
- Fascias and soffits
- Parapet and box gutters
- Valley gutters
- Downpipes
- Outlets and hoppers
Before and after the survey
Most of what helps is simple and safe from the ground. A few suggestions:
- Check from the ground or a window, not a ladder
- Look for new stains on ceilings below valleys after rain
- Don’t leave hidden gutters out of a clear-out
- Watch for green marks down the brickwork
If anything in the report isn’t clear, ask us. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.
Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they normally grow, and the water they spill can damage walls and timber.
