Flat roof survey in Eastchurch: what you get

Ponding is frequently the first sign that something on a flat roof is not right. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we will recommend a structural engineer. We survey mastic asphalt, felt flat roofs and EPDM rubber, and people most frequently book us about raised blisters across the surface and cracked or split membrane.

In a small place like Eastchurch, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

Eastchurch questions

Is Eastchurch within the area you cover?

Yes, Eastchurch is covered. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Does a conservation area affect roof work in Eastchurch?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

How experienced are you?

We’ve completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.

Will this cover the whole house?

No. We look closely at the flat roof rather than the whole building. It complements a RICS home survey rather than replacing it, and structural calculations need a structural engineer.

Will I get photos?

Yes, every report has them. Pictures sit next to the findings they show.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

What happens next?

You’ll get the report by email, with photos and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

When to book a survey in Eastchurch

People go onto flat roofs for all sorts of reasons: cleaning windows, fitting aerials or air conditioning, or clearing gutters. A covering that wasn’t designed for foot traffic can crack or puncture. New brackets and fixings through the roof are another common source of leaks.

A survey can pick up problems like:

  • Blocked or damaged outlets
  • A sagging deck under the covering
  • Raised blisters across the surface
  • Failed upstands where the roof meets a wall

For an older house near a landmark such as Church of All Saints, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Questions to ask before booking

  • How long the report takes to arrive
  • What insurance they carry
  • What they won’t be able to tell you

What’s in a roof survey

What we do, step by step

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes about one to two hours at most homes, and longer for a large or complex roof. Rural addresses near Eastchurch can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. We look at the roof from wherever it can be seen safely.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

Preparing for the visit

  • Mention any parking restrictions on your street
  • Have keys ready for side gates, garages or roof access doors
  • Point out any leaks or damp patches

Why act early in Eastchurch

For a buyer, the best time to learn about a flat roof is before contracts are exchanged. After that, the cost of any work is yours. A report gives you facts to put to the seller or agent. For an older or listed building in a place like Eastchurch, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your roof before booking.

What a flat roof survey doesn’t cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A fixed date for when the roof will need replacing
  • The condition of the deck or insulation hidden under the covering
  • Whether the deck or joists are strong enough

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before booking. What our survey covers.

What we check

  • GRP fibreglass
  • Single-ply membranes
  • Felt flat roofs
  • Upstands and outlets
  • Mastic asphalt
  • EPDM rubber

Roof by roof

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.

Flat roof surveys around Eastchurch

The coast is about 2 miles or less from Eastchurch, where sea air brings more salt and stronger wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

If you own a rental within reach of Queenborough station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take a building like Eastchurch Church of England Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
