Your questions about thermal roof surveys in Eastchurch

Is Eastchurch within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is my home in Eastchurch listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How does a thermal imaging roof survey work?

The camera records how the surface temperature varies. The patterns can suggest wet insulation, gaps in insulation or heat escaping. Findings are checked with moisture readings.

Will the survey show heat loss through my roof?

Thermal images can suggest where heat is escaping and where insulation may be missing. The survey is not an energy rating or a heat loss calculation, but the report shows where to look more closely.

How fast do I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

What’s in the report?

It explains what we saw, what it means and what we’d suggest, backed by photos. It also says if any part of the roof couldn’t be seen safely.

About our thermal roof survey in Eastchurch

Wet insulation under a flat roof covering holds heat for longer than dry. That means a wet area can show up as a different temperature from the rest of the roof. It helps us see how far water may have spread under the covering, which is hard to judge by eye. We then check those areas with moisture readings. If you’ve noticed cold areas below the roof and damp around roof outlets and upstands, a survey will tell you what’s going on, on commercial roofs, flat roofs and ceilings below the roof alike.

Villages like Eastchurch often stand in open country, where wind can be strong. Strong wind or a downpour stops a small drone flying, and calm conditions also suit thermal imaging best. The visit is planned around the forecast, along with the journey and access. A change in the forecast can mean moving the visit to another day.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Honest limits

In fairness, there are limits to any roof survey:

  • What’s inside walls or under coverings, without opening up
  • Confirming water without moisture readings
  • Clear results when the conditions on the day are poor

If in doubt, phone 07833 053749 or use the contact form and we will recommend the right survey. The full list of what we check.

What we look at

  • Flat roofs
  • Ceilings below the roof
  • Loft conversions
  • Pitched roof slopes
  • Commercial roofs
  • Insulated roof spaces

Different roofs, different checks

Single-ply and EPDM roofs

Single-ply PVC, TPO and EPDM roofs are frequently laid over insulation boards. Wet boards can show as temperature differences on the images.

GRP fibreglass roofs

GRP surfaces can be shiny, which affects thermal readings. We take that into account and check findings with moisture readings.

What affects the cost of thermal roof surveys

To price your survey, we look at:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • How tall the building is and how easy the roof is to see
  • Whether you choose the Basic, Standard or Premium Survey
  • Extra roofs, like extensions, dormers or garages

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for the job before booking.

What we need to know

To price your survey accurately, we will ask about:

  • Any photos you have, taken from ground level or a window
  • The address and postcode of the property
  • Whether there is a loft hatch, a shared roof or tricky access
  • The type of building and roof, such as pitched or flat

Our price is from £400, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or email us with the details.

Signs you need a thermal roof survey in Eastchurch

Some buyers want extra detail before they commit to a purchase. The Premium Survey brings thermal imaging and a drone inspection where applicable, with a report the same day, which suits a purchase that is moving quickly.

Common reasons to book include:

  • Ceilings that feel colder in places
  • Damp where roofs meet walls and chimneys
  • Damp that repairs haven’t cured
  • Moisture around outlets and upstands

If you live in an older home near Church of All Saints, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Before you book any roof surveyor

  • How much experience they have with roofs like yours
  • Whether VAT is added on top
  • How they plan to inspect the roof safely
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a good roof survey covers

What a thermal roof survey looks like in Eastchurch

Eastchurch is within about 2 miles of the coast, and wind off the sea can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you look after a building such as Eastchurch Church of England Primary School, thermal images can show where wet insulation sits under a big flat roof.

Eastchurch is about 3 miles east of Minster, in Kent. Bookings from Eastchurch are handled just like any other: a call or an email, a price, then a date. Eastchurch is one of the towns and villages in Kent we cover. There’s also a page for Canterbury.

Tips from our surveys

Most of what helps is simple and safe from the ground. A few suggestions:

  • Don’t switch the heating off before the visit
  • Talk to us about the weather when booking
  • Check outlets after heavy rain
  • Use the report as a baseline for later checks

You can pass the report to a roofer so they can see where the problem areas seem to be. Because the images are paired with photos, it is easy to find each area on the roof.

Clear outlets and gutters regularly, so water does not sit on the roof. Less standing water means less chance of it getting under the covering.

How it works

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older roofs in small places like Eastchurch can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Move anything stored under the loft hatch
  • Find any records of previous roof work
