Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.

Pre-purchase roof surveys for homes and businesses in Folly Town

If you are buying a flat, the roof may well be shared. Depending on the lease, roof repairs may fall to the building owner or a management company. We check as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it is checked as far as access allows. We survey clay and concrete tiles, natural slate and chimney stacks, and common reasons people get in touch are old water stains in the roof space and worn or lifted lead flashings.

Being in a small place like Folly Town makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put by urgency where it matters.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Pass the findings to your conveyancer
  • Notice patches of new decoration in top-floor rooms
  • Tell us your exchange date as you book
  • Find out whether the roof has been replaced or patched

The report gives any roofer you ask to quote a clear brief. The photos show the defects and where they are, so each quote covers the same ground.

Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.

Do you need a pre-purchase roof survey in Folly Town?

Most viewings never get near the roof. You see the rooms, not the slates. Fresh decoration can also cover the marks an old leak left behind, which is why buyers book a closer look before committing.

Look out for signs like these:

  • Roof slopes that look uneven or sagging
  • Lead that has worked loose at a wall or chimney
  • Bitumen or mortar used in place of proper repairs
  • Old water stains in the loft space

If you own one of the older houses in the streets near Church of St Mary, the roof may have had decades of patch repairs, and the survey shows where they are.

Choosing a roof surveyor

  • What’s outside the scope of the survey
  • How much experience they have with roofs like yours
  • Which viewpoints they use to see the roof
  • Is VAT included in the price?

Questions from Folly Town

Is my home in Folly Town listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you carry out roof surveys in Folly Town?

Yes. We survey roofs across London and the South East, and Folly Town is part of that. Just call 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.

How do I book a survey in Folly Town?

It’s easiest to call 07833 053749 or email us. Give us the address and a few details about the roof, and we’ll point you to the right survey. We survey on weekdays and at weekends.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Do I need a roof survey if I’m having a RICS survey?

It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It does not stand in for a RICS survey.

Do you use drones?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

How long does a pre-purchase roof survey take?

It normally takes about 1–2 hours for a house, with bigger or more complicated roofs taking longer. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

The survey, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It normally takes roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. Older roofs in small places like Folly Town can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. We agree a time and how we’ll get in, including the loft.
  3. We look at the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Before the survey

  • Jot down any questions you want answered
  • Keep pets in another room
  • If it is not your property yet, arrange access through the agent

Advice

What we cannot see

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Walls, floors, services and rooms below the roof
  • A valuation or a promise of a lower price
  • Faults hidden behind ceilings, boards or coverings

If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey. The full list of what we check.

What this survey covers

Folly Town homes and their roofs

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

Landlords with a home close to Wye station may find that a written report helps before buying a rental or paying for a new roof on one.
