How a storm damage roof report works in Folly Town

We inspect the roof from wherever it can safely be seen: the ground, windows and vantage points, the loft where there is access, and the roof itself where that is safe. Every area of damage is photographed and described. We note any part we couldn’t see. The report, with photos, is yours to pass to your insurer. If you’ve noticed gutters pulled loose in the wind and damaged pots on the stack, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Folly Town, older cottages and farmhouses frequently have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, which matters if you are thinking of an insurance claim. We check whatever is safely visible and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what is not.

How the survey works

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. Somewhere as small as Folly Town, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First you give us the date of the storm and what you’ve noticed, inside and out.
  2. We inspect the roof from safe viewpoints and from the loft where there is access.
  3. Each area of damage is photographed and described.
  4. We check whether the damage fits storm damage, older wear or both.
  5. We send you a written report with photos, ready to give to your insurer.

What happens if roof problems are left?

The sooner the damage is recorded, the clearer the evidence. Further storms and quick fixes can make the picture less clear. Older and listed buildings around Folly Town may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Arrange temporary cover with a roofer if rain is getting in
  • File receipts for anything you pay for
  • Photograph the damage safely from below
  • Keep fallen slates or tiles as evidence if safe

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Store invoices and reports for any roof work. They can help show the roof was looked after.

Folly Town: your questions answered

Will you come out to Folly Town?

Yes, Folly Town is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How do I find out if my home in Folly Town is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Who handles emergency protection after a storm?

A roofer should handle temporary protection. Photograph the damage first if you can do so safely. We can record the damage in our report.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days as you book.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. We check the parts we’re given access to, and the report makes that clear.

Will you walk on the roof?

Only where it’s safe to do so. We look at everything that can safely be seen: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Do you need a storm damage roof report in Folly Town?

Roofs that were already worn are more likely to suffer in a storm. Corroded nails on slate roofs, worn mortar on ridges and old flashings can all give way. We record recent damage alongside older defects.

Signs worth acting on include:

  • Gutters pulled loose in the wind
  • Cowls or aerials dislodged in the wind
  • Ridge tiles that have come loose
  • Slipped or missing slates or tiles

The streets around a church such as Church of St Mary are often among the oldest in a place, and if you own one of the older houses nearby, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Before booking anyone

  • What the survey won’t cover
  • What the report includes, and whether it has photographs
  • Is there a chance to talk the report through?

What to expect from a roof survey

Checking the roof from the ground

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Wind, rain and roofs in Folly Town

Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. The covering and its details give the first clues when tracing where water is coming from. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

For site and facilities teams at buildings like Wye School, a leak through a large roof is frequently found some distance from where the water shows inside. Landlords with a home close to Wye station may find that a clear finding on where water gets in helps you brief a roofer right away.
