Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. Common reasons to book are splits, cracks and crazing and blisters and bubbles in the covering, on single-ply membranes, GRP fibreglass and mastic asphalt.

Some older homes in villages like Folly Town are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Your questions about flat roof surveys in Folly Town

Do you cover Folly Town?

Yes. We survey roofs across London and South East England, and Folly Town is part of that. Just ring 07833 053749 or use the contact form and let us know about the property.

How do I find out if my home in Folly Town is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Will you photograph what you find?

Yes, every report has them. Each finding is shown in a picture where possible, which makes the report easy to follow.

Can you tell me how long my flat roof will last?

We don’t give a fixed number of years, because so much depends on upkeep, exposure and workmanship. Our report describes the condition and what needs doing, and when.

How do I arrange a flat roof survey in Folly Town?

It is easiest to phone 07833 053749 or email us. Give us the address and a few details about the roof. We survey on weekdays, Saturdays and Sundays.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Before and after the survey

Nothing here needs a ladder. Our suggestions:

  • Check ceilings under the roof for damp patches
  • Keep people off the roof unless they need to be there
  • Keep outlets clear of leaves and moss
  • Treat rooflights and old sheeting as fragile

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.

After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.

How the survey changes by roof type

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.

How the survey works

The visit has one job: to look at the flat roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes about 1–2 hours at most homes, or half a day or so for a commercial building. In a hamlet or village like Folly Town, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We look at the roof from wherever it can safely be seen.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. You get a report with photographs and our recommendations.

Before the survey

  • Dig out any old roof reports or invoices
  • Keep pets out of the way during the survey
  • For flats, make sure roof access has been agreed

Arrange a survey

A quick phone call is normally the easiest start: phone 07833 053749 or drop us an email and we will ask a few questions about the roof. The price is agreed before a date is set.

Advice

Flat roof surveys in Folly Town: local notes

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

Anyone responsible for a site like Wye School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Take an older house close to Church of St Mary: later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. If you own a rental within reach of Wye station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
