Booking your survey
Some details help us recommend the right survey and price. When you get in touch, it is useful to mention:
- Pictures of the roof from a safe spot, if you have them
- Where water is showing inside, if it is

- The kind of building and roof involved

Flat roof survey in Wye: what you get
Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. Where the deck may be a structural issue, our report says a structural engineer should look at it. We survey upstands and outlets, felt flat roofs and single-ply membranes, and people most often book us about cracked or split membrane and damaged trims at the roof edge.
Older buildings in small places like Wye may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.
What you get is a clear record of the flat roof on the day we saw it. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

Flat roofs in Wye
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Historic houses such as Godinton House, about 4.8 miles west, show how far back building in the area around Wye goes. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.
If you let a flat or house near Wye station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. For site and facilities teams at buildings such as Lady Joanna Thornhill Endowed Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Shop and office owners around County Square may find that a flat roof over a business is out of sight and out of mind until it leaks.

Your questions about flat roof surveys in Wye
Does a conservation area affect roof work in Wye?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you carry out roof surveys in Wye?
Yes, Wye is within the area we cover. We cover the whole of London and South East England. Just phone 07833 053749 or send us an email and tell us about the property.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability.
Do you check flat roofs for asbestos?
Asbestos testing isn’t part of our survey. If we see materials that could contain it, like cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.
What’s in the report?
Written findings with photos, covering the condition of the flat roof, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.
Can you survey any kind of flat roof?
Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. Not sure what yours is? We’ll tell you in the report.
Can you give me structural calculations?
No. We are roof surveyors, not structural engineers, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.
What we cannot see
It is a careful look at the flat roof, not the whole story. Its limits include:
- Areas we cannot see or reach safely, including fragile rooflights and sheeting
- The condition of the deck or insulation hidden under the covering
- Asbestos testing, which needs a specialist asbestos surveyor
If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.
Roof types and parts we check
- Single-ply membranes
- GRP fibreglass
- Mastic asphalt
- Felt flat roofs

- EPDM rubber
The survey, step by step
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes an hour or two at most homes, while a commercial roof takes nearer three to four hours. Older roofs in small places like Wye can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before we arrive
- If you are buying, check with the agent that we can get in
- Agree roof access with the managing agent if it’s shared
- Gather any invoices or paperwork from past roof work
How to book
Not sure which survey you need? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.
Advice
Before and after the survey
Most of what helps is simple and safe from ground level. A few suggestions:
- Limit foot traffic on the covering
- Watch the ceilings below the flat roof for stains
- Keep records of when the roof was laid and what work has been done
- Keep clear of rooflights and fragile roof sheets
If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.
Keep outlets, gutters and hoppers clear, particularly after the leaves fall. Water that can drain away does far less harm than water that sits.

How the survey changes by roof type
EPDM rubber
An EPDM rubber roof is usually one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.
Felt and built-up roofs
A felt roof often lasts around 15 to 20 years, though quality and upkeep make a big difference. We record how yours is doing and where it’s weakest.
Why it’s worth a survey now in Wye
If you’re buying, find out about the flat roof before you exchange. After that, the cost of any work is yours. Our report gives you specific points to raise with the seller or agent. In a place like Wye, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.
