FAQs for Lamberhurst
Will you come out to Lamberhurst?
Yes, we do. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do you carry out roof surveys in Lamberhurst?
Yes. We work right across London and South East England, and Lamberhurst is part of that. Just phone 07833 053749 or send us an email and let us know about the property, and we will talk through which survey suits.
How long does a pre-purchase roof survey take?
Allow about one to two hours at most homes, and more on a big or complicated roof. We will confirm what to expect when we arrange the visit.
Does your survey replace a RICS home survey?
No. Our survey looks at the roof only, and it isn’t a RICS home survey. It works alongside a home survey.
Does someone need to be in?
That depends on the survey. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when you book.
Do you test for asbestos?
No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
Can you inspect my roof with a drone?
Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
Pre-purchase roof surveys for homes and businesses in Lamberhurst
Many older houses carry decades of roof repairs. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it can’t be seen from the street. We look closely and record what we see, with photos so you can see it for yourself. We explain each finding in plain English, so you know what it means for the house you are buying. If you’ve noticed chimney mortar that has eroded and damp timbers or stains in the loft, we can find out what’s behind it, on clay and concrete tiles, gutters and downpipes and lead flashings and valleys alike.
Some older homes in villages like Lamberhurst are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
After the visit, you get a report with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

What this survey cannot tell you
We only report what can safely be seen on the day, so there are some things a survey cannot cover:
- Walls, floors, services and rooms below the roof
- Faults hidden behind ceilings, boards or coverings
- Confirmation of asbestos in cement sheets or soffits
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before booking. The full list of what we check.
What this survey covers
- Lead flashings and valleys
- Gutters and downpipes
- Chimney stacks
- Clay and concrete tiles
- Natural slate
- The roof space
- Flat-roofed extensions and dormers
What we’re asked to look at in Lamberhurst
Flat roofs turn up on extensions, dormers, porches and garages. Felt flat roofs often last around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. They’re easy to overlook on a viewing, because many can only be seen from an upstairs window.
Look out for signs like these:
- Damp timbers or stains in the loft
- Lead that has worked loose at a wall or chimney
- Standing water on a flat extension roof
- Gutters that overflow or drip at the joints
For an older house near a landmark like Church of St Mary, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
What to check before booking
- How they plan to inspect the roof safely
- Their drone registration, if they fly one
- Their report turnaround times
- Is there a chance to talk the report through?
For landlords and managing agents
Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.
Where a roof is shared: we need access agreed with whoever owns or manages the building. Tell us about it as you book and we’ll plan the survey around it.
Leave it or get it looked at?
Sellers aren’t always aware of roof problems. Their answers on the property forms only cover what they know about. An independent look tells you how the roof is now. In a small place like Lamberhurst, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Pre-purchase roof survey starts from £150, including VAT.

What we do, step by step
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take about 1–2 hours at a typical house, with time for the loft where it can be reached. For a village or hamlet like Lamberhurst, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the roof space is agreed ahead of time.
- We start outside, looking at the roof from ground level and from vantage points.
- Inside, we check the loft space and look at the roof from windows.
- You get a written report with photos and recommendations before you exchange.
Preparing for the visit

- If you’re buying, let the agent know when we’re coming

Advice
Pre-purchase roof surveys in Lamberhurst: local notes
Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
