What affects the price in Wilmington

To price your survey, we check:

  • If the survey needs thermal imaging or a drone
  • The type of building, from a house to a block or an office
  • Which survey package you book
  • The number of roofs, including extensions and garages

Every price we give includes VAT. Our price is from £150, including VAT. You’ll know the exact price before you book.

Getting in touch

A little information up front helps. It’s useful to include:

  • The address and postcode of the property
  • Any stains, drips or damp patches you’ve seen indoors
  • Photos of the roof, taken safely from the ground or a window
  • Anything about access we should know

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.

How a pre-purchase roof survey works in Wilmington

If you are buying a flat, the roof may well be shared. Depending on the lease, roof repairs may fall to the building owner or a management company, with costs often passed on through the service charge. We inspect what access allows us to see safely, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it is checked as far as access allows. If you are worried about patch repairs that may hide an ongoing problem and chimney mortar that has eroded, a survey will tell you what’s going on, on flat-roofed extensions and dormers, gutters and downpipes and the roof space alike.

Being in a small place like Wilmington makes no difference to the inspection itself: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays, Saturdays and Sundays.

After the visit, you get a written report with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Questions from Wilmington

Does a conservation area affect roof work in Wilmington?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in Wilmington?

Yes. We survey roofs across London and the South East, and Wilmington is part of that. Just phone 07833 053749 or drop us an email and tell us about the property.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Should I get a roof survey as well as a RICS home survey?

That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and that is where a roof survey helps. It isn’t a replacement for a RICS survey.

Can you survey in bad weather?

Light rain doesn’t normally stop a survey, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions are not right we’ll arrange another day with you.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

How quickly will I get the report?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your exchange date and we will help you choose.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

How the survey works

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take an hour or two at a typical house, with time for the loft where it can be reached. Rural addresses near Wilmington can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed in advance.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a photo-illustrated written report and recommendations before you exchange.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • Unlock side gates and any roof access doors
  • Check the loft hatch can be reached

What we can’t see

It’s a careful look at the roof, not the whole story. The main limits are:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Walls, floors, services and rooms below the roof
  • What’s under the slates, tiles or felt

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before you book. What our survey covers.

Pre-purchase roof surveys in Wilmington: local notes

Hall Place and Gardens, about 1.7 miles north-west, is one of the historic houses in the wider area around Wilmington. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

If you let a flat or house near Crayford station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. If your house is among the older ones in the streets near St Barnabas, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Tips from our surveys

There is plenty you can do without going near the roof. Here’s what helps most:

  • For a flat, check who is responsible for the roof
  • Request records of any re-roofing
  • Arrange the survey as soon as your offer is agreed
  • Notice patches of new decoration in top-floor rooms

After you move in, keep the report somewhere safe. Work through the urgent items before anything else, and use the photos as a record of how the roof looked when you bought. Premium comes with a follow-up after 12 months to see how things have changed.

After strong winds, look at the roof from ground level. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.
