What we look for on each type of roof

Natural slate

Slate is common on older homes in London and South East England. Where several slates have slipped, the cause is frequently nail fatigue, which we describe in the report.

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack, as far as we can safely see them. Leaning stacks and loose pots are recorded.

Roof survey in Tovil

We survey roofs in Tovil and across London and South East England. Visits run on weekdays and at weekends. We hold professional indemnity and public liability insurance. Each survey ends with a written report, emailed with photographs and recommendations. Houses, flats and commercial buildings all follow the same careful process. When you are ready to book, call 07833 053749 or drop us an email. We are frequently asked to look into worn lead at chimneys and abutments and standing water on a flat roof, across lead flashings, natural slate and flat roofs.

Around Tovil, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are usually where the work is. The fixings under an older roof frequently fail before good slates or tiles do.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, and recommendations are put in order of urgency where relevant.

What a roof survey does not cover

A survey is a close look at the roof, but it cannot do everything. The main limits are:

  • What’s under the slates, tiles or felt
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • The condition of the rest of the building (that is a RICS home survey)

If in doubt, phone 07833 053749 or email us and we will point you to the right survey. The full list of what we check.

Roof types and parts we check

  • Clay and concrete tiles
  • Natural slate
  • Ridges, hips and valleys
  • Lead flashings
  • Chimney stacks
  • Flat roofs
  • The roof space

The survey, step by step

Once we’ve finished looking, we write up our findings as a report with photographs, sent to you by email. As for time on site, it typically takes an hour or two at a typical home; commercial roofs usually need 3–4 hours. Parking around Tovil is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from ground level, and the loft shows the rest.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. The report is emailed with findings and recommendations.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • Show us where any leaks or stains appear
  • Leave side gates unlocked

Rented homes, blocks and businesses

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or send us an email.

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.

Tips that help

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Mention any damp patches as you book
  • Move stored items away from the loft hatch
  • Stay off ladders and the roof
  • Have details of recent roof work to hand

Premium comes with a follow-up after 12 months. It helps you see whether anything has changed, and whether work has done its job.

Do not block the vents at the eaves. A stuffy loft collects condensation, and it can wet timbers and insulation. Check insulation doesn’t block the airflow at the eaves.

Prices for roof surveys in Tovil

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • The height of the building and how the roof can safely be seen
  • The number of roofs, including extensions and garages
  • Whether it’s a home or a commercial building
  • Features like valleys, chimneys, dormers and parapets

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Getting in touch

If you can, have these to hand when you get in touch:

  • Any deadline, such as an exchange date
  • Where the property is, with the postcode
  • The kind of building and roof involved
  • Any stains, drips or damp patches you’ve seen indoors

Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or drop us an email to find out.

What a roof survey looks like in Tovil

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

For businesses in and around places like Fremlin Walk, a dated report on the roof is useful for planning and for any lease discussions. Take an older house close to St Michael and All Angels Church: its chimney, valleys and lead work are likely to be the parts that need attention first. Living close to River Len LNR is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Tovil: your questions answered

Is my home in Tovil listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you survey roofs for landlords with property near Maidstone West station?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

How long does the visit take?

It usually takes between one and two hours for most homes, depending on how many separate roofs there are. Report times depend on the package.

Do you look in the roof space?

If there’s a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

Do you work in Tovil?

Yes. We survey roofs across London and South East England, Tovil included.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Will you climb onto the roof?

Where it’s safe, yes. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.
