Practical tips

Most of what helps is simple and safe from ground level. Our suggestions:

  • File the paperwork for the roof and any repairs
  • Note where water lies after a downpour
  • Check the outlets after the leaves fall
  • Keep clear of rooflights and fragile roof sheets

If you’re buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on the findings.

Have the roof surveyed every few years, and after any work that goes through it. You’ll spot changes early and have a record to look back on.

About our flat roof survey in Windmill Hill

Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. Common reasons to book are ponding water that doesn’t drain away and leaks around rooflights, on upstands and outlets, mastic asphalt and GRP fibreglass.

In smaller places like Windmill Hill, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. Knowing the covering and how it was laid tells you what to expect from it, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What a flat roof survey looks like in Windmill Hill

Windmill Hill lies within about 2 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you run a hotel or guest house in or near Windmill Hill, a roof problem can mean rooms out of use, so it’s worth knowing the roof’s condition. Take a building like Wrotham Road Primary School: a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. If you live in an older home near Christ Church Milton, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.

Roof by roof

Rooflights and upstands

The joins around rooflights and at upstands are common leak points. We check the seals and the covering around each one.

EPDM rubber

EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.

How we price flat roof surveys

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • How tall the building is and how easy the roof is to see
  • The package you choose: Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages
  • Chimneys, valleys, parapets and other details

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

When you call or email, these details help:

  • Whether there is a loft hatch, a shared roof or tricky access
  • What kind of property and roof it is
  • Where water is showing inside, if it is
  • What made you get in touch

We survey roofs seven days a week. To find a date that works for you, phone 07833 053749 or send us an email.

Your questions about flat roof surveys in Windmill Hill

Do roofs near the sea, like those around Windmill Hill, take more of a battering?

It can do. Within about 2 miles of the sea, as Windmill Hill is, metal fixings wear faster and gales find any loose ridge or slate.

Do you look at commercial flat roofs near Windmill Hill, such as hotels?

Yes, we cover commercial roofs as well as homes. Access to the roof is sorted out with whoever manages the building before the day.

How much is a survey?

Flat roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

Will you walk on the roof?

Only when it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Do you look in the loft space?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

What happens on the day

We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Some parts of a survey depend on the weather, so a visit to Windmill Hill is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from ground level, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.
