Roof by roof

Flat roofs on blocks and rear additions

Flat roofs are common over blocks, extensions and garages. Ponding, splits and blistering are recorded as far as safe access allows.

Roof spaces and lofts

Older roofs may have bitumen felt underlay or none at all. We note what we see from inside.

How a landlord roof survey works in Riverhead

A roof over tenants or leaseholders often gets attention only when water comes in. Surveying the roof first helps you spot defects early so work can be planned, not rushed. The findings come in a written report with photos that you can keep with the building’s records. Many clients repeat the survey on a rolling basis to see how the roof is changing. If you’ve noticed ceiling stains reported by tenants and ponding or splits on flat roofs, a survey will tell you what’s going on.

Around Riverhead, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we do, step by step

You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes about 1–2 hours for a house, and more on a big or complicated roof. With a bit of garden around a house, as there often is around Riverhead, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can be seen safely.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Before we arrive

  • Leave a clear route to the loft
  • Note where any stains or damp appear
  • Gather any invoices or paperwork from past roof work

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or drop us an email to find out.

Landlord and commercial surveys in Riverhead

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or use the contact form with the addresses.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

Tips that help

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Get legal advice on lease responsibilities
  • Put urgent roof work at the top of the list
  • Do not wait for a leak to survey the roof
  • Ask residents to report damp right away

We do not advise on leases or who should pay. Our report sets out the roof’s condition to help those discussions.

Get gutters and roof outlets cleared at least once a year and include any valley or parapet gutters. Blocked gutters are a common cause of leaks into top-floor flats.

When to book a survey in Riverhead

Many let properties sit under roofs that have seen decades of weather. Nails, battens, flashings and underlay frequently fail before good slates or tiles so it pays to check how the roof is holding up.

A survey can pick up problems such as:

  • Cracked or leaning shared chimneys
  • Splits and blisters in flat roof coverings
  • Ceiling stains reported by tenants
  • Slipped or missing slates and tiles

For site and facilities teams at buildings such as Amherst School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

  • Whether they hold professional indemnity and public liability insurance
  • Which parts of the roof they’ll actually see
  • Will the report include photos?

What a roof survey includes

What a survey costs

Prices vary from roof to roof, and it comes down to:

  • If the survey needs thermal imaging or a drone
  • Height and safe access
  • The shape of the roof and its details
  • Whether it is a home or a commercial building

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Getting in touch

The more you tell us, the easier it is to price the survey. When you get in touch, it’s useful to mention:

  • Access details, like a loft hatch or a shared roof
  • Any photos you have, taken from ground level or a window
  • Where water is showing inside, if it is
  • What made you get in touch

Getting a price is simple: just ring 07833 053749 or send us an email, let us know about the property and we’ll suggest the right survey. The price is agreed up front.

What a landlord roof survey looks like in Riverhead

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Historic houses like Knole House, about 2 miles south-east, show how far back building in the area around Riverhead goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you live in an older home near Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Sevenoaks station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Riverhead questions

Do you survey roofs for landlords with property near Sevenoaks station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.

Is Riverhead within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will you fly a drone over my roof?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

How long will you be at the property?

It normally takes about 1–2 hours for a single let house, with blocks of flats taking longer. We’ll confirm the timing when you book.

Which days do you carry out surveys?

We carry out surveys on any day of the week. To find a day that suits you, call 07833 053749 or send us an email.

Can we use the survey to plan a roof budget?

Yes, many agents and freeholders use it that way. Surveying again later shows what has changed to keep your plan up to date.
