Gutter survey in Riverhead
Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether any overflows are doing their job. The photographs show you exactly what we found. It’s an easy job to put off but it rarely improves. We survey parapet and box gutters, outlets and hoppers and valley gutters, and the problems we are asked to look at most are gutters that have fallen out of line and fascia boards damaged by overflowing water.
In a smaller place like Riverhead, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.
After the visit, you get a report with photos, emailed to you. It explains the condition of the gutter, the defects we found and what we recommend.

What we do, step by step
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. It normally takes an hour or two for a house; commercial roofs usually need 3–4 hours. In a smaller place like Riverhead, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.
- We ask about overflows, damp or leaks you’ve noticed.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- We look in the loft space, where there’s safe access, for signs of water getting in.
- The findings are written up with photographs and recommendations.
How to prepare
- Buyers: confirm access with the estate agent or seller
- Let us know about parking near the property
- Leave a clear route to the loft

What a gutter survey looks like in Riverhead
Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. The wider area around Riverhead has a long history of building, with Knole House about 2 miles south-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
Living close to Montreal Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. For site and facilities teams at buildings like Amherst School, a written record of a large roof helps plan work for the holidays rather than in term time. If your home is one of the older ones in the streets near Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Useful tips for Riverhead property owners
Over many surveys, some simple habits stand out:
- Note any damp stains below the gutters
- Ask for valleys and parapet gutters to be cleared too
- Watch the gutters during heavy rain
- Check downpipe clips are holding
Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you as soon as it is ready.
Do not forget valley, parapet and box gutters. They block in the same way as the gutters you can see but you can’t check them from the street, so ask for them to be included when gutters are cleared.
Common questions in Riverhead
Is my home in Riverhead listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you cover smaller places like Riverhead?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.
How many surveys have you done?
More than 5,000 surveys over 20+ years, across London and South East England.
Do I have to be there for the survey?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.
Do you climb onto every roof?
Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable.
What does a gutter survey cost?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Just ring 07833 053749 or send us an email for a price.
Why get it checked now?
Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. Blocked gutters on homes around Riverhead overflow and soak walls, especially where trees overhang. Dealing with the cause is simple; drying out a wall is not.
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
