How a drone roof survey works in Birling

A drone can see more than your roof, so we take care. We keep the camera on the roof we’re surveying, not on neighbouring homes and gardens. If your roof is shared, a word with next door beforehand helps. We survey the roof you’ve asked us to look at. Each flight is kept short and stays focused on the roof we’re there to survey. If you’ve noticed plant growth and moss on the roof and chimney tops in poor condition, we can find out what’s behind it.

In a village or hamlet like Birling, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you can’t get from the ground. Both the forecast and the airspace are checked first. Steep slopes and tall chimney stacks are where a close-up view adds the most.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Roof by roof

Steep slate and tile slopes

Steep roofs are risky to walk on. A drone photographs them closely from a safe position, showing slipped, cracked and missing pieces.

Ridges and hips

Ridges and hips are the most exposed parts of a pitched roof. From above, we can see loose ridges and missing mortar.

The survey, step by step

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take about 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Around Birling, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. First, we check whether a drone is the right tool.
  2. We agree a date, including weekends, subject to the weather.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. Where there’s safe access, we check the loft as well.
  5. You get photos, findings and clear recommendations.

Preparing for the visit

  • Have keys ready for side gates, garages or roof access doors
  • Tell us about any leaks, stains or damp patches you know of
  • Keep pets out of the way during the survey

How to book

Booking is simple: just phone 07833 053749 or drop us an email, tell us about the property and we will explain which survey suits. The price is agreed up front.

Advice

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Why get it checked now?

From the ground, you are guessing about most of a tall roof. A drone replaces that guesswork with clear photos. Seeing the problem makes it easier to decide what to do. In a small place like Birling, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

Your questions about drone roof surveys in Birling

Are there drone restrictions around Birling?

It depends on the exact address and the weather on the day. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.

Does a conservation area affect roof work in Birling?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you photograph what you find?

Yes, every report has them. Each finding is shown in a picture where possible.

What insurance do you have?

We are covered by professional indemnity and public liability insurance.

Will you walk on the roof?

Only when it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

What happens after the survey?

You receive the written report by email, with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

Tips that help

A little preparation and a few simple habits help. Our tips:

  • Expect a little longer if permission is needed
  • Clear the loft hatch so we can check inside too
  • Allow for a change of day in poor weather
  • A word with neighbours beforehand helps

There is a follow-up after 12 months with the Premium Survey. It shows whether anything has moved or worn since the first visit, and whether work has done its job.

Every so often, look in the loft space with a torch, keeping to boarded areas. A drone sees the outside, but the loft shows leaks and condensation from below. Take photos of any changes.

Drone roof surveys in Birling: local notes

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Many roofs like these cannot be judged properly from the pavement, and that is where a view from above or a thermal image earns its place. Starkey Castle, about 3.9 miles north-east, is one of the historic houses in the wider area around Birling. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Ryarsh Primary School: a drone or thermal camera can show a large roof in a single visit.

When to book a survey in Birling

Strong winds can lift slates, tiles and ridge pieces. It is hard to tell from below what has shifted. Close-up photos make it clear what has been disturbed.

Typical things we’re asked to look at include:

  • Moss and weeds taking hold up top
  • Ponding and splits on a high flat roof
  • Damage after a storm that can’t be seen from below
  • Gaps where slates or tiles have gone

If you live in an older home near Church of All Saints, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from above or with a thermal imager helps.
