FAQs for Lunsford

Will you come out to Lunsford?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Lunsford listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

How much is a gutter survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Just call 07833 053749 or send us an email for a price.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Mention it when you get in touch and we will explain what’s needed.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Does the season matter for a gutter survey?

There’s no wrong time. If you’ve already seen a gutter overflowing, it is best not to wait, because the walls take the water.

Can a gutter survey explain damp on my walls?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We can’t see inside the wall itself, so we report on what’s visible.

How a gutter survey works in Lunsford

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. It is an easy job to put off, but they rarely get better. We survey parapet and box gutters, downpipes and outlets and hoppers, and people most often book us about soffits marked by water and overflowing valley or parapet gutters.

In a smaller place like Lunsford, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A proper look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Landlord and commercial surveys in Lunsford

If the property is let, the agent or a tenant can let us in. Surveys run seven days a week, which helps when tenants work during the week.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.

When to book a survey in Lunsford

Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather so their joints can start to leak. Cast iron joints can corrode and part where the paint has failed.

Problems we come across frequently include:

  • Valley or box gutters that overflow inside
  • Gutters that have fallen out of line
  • Choked outlets or hopper heads
  • Soffits marked by water

Anyone responsible for a site like Lunsford Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Choosing a roof surveyor

  • Whether any drone flown is registered with the CAA
  • Whether the loft space is looked at, where there is one
  • Whether they hold professional indemnity and public liability insurance
  • Will the report include photos?

What to expect from a roof survey

Roofs, chimneys and gutters in Lunsford

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Starkey Castle, about 3.8 miles north, is one of the historic houses in the wider area around Lunsford. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church such as Church of the Holy Trinity are often among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. Living close to Leybourne Lakes Country Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

The survey, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes about one to two hours on an ordinary house, and about three to four hours for a commercial roof. Homes around Lunsford often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. You get a written report with photographs and recommendations.

Before the survey

  • Unlock side gates and any roof access doors
  • For a flat or shared roof, check access with whoever owns or manages the building
  • If you are buying, let the agent know when we’re coming

Advice

Tips from our surveys

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:

  • Include valley, parapet and box gutters when clearing
  • Watch the gutters during heavy rain
  • Make sure downpipe clips are holding
  • Have overhanging branches cut back

You receive a report with photographs and clear written recommendations. Share it with a contractor of your choice so they can see exactly what’s needed.

Have your gutters cleared at least once a year, and more frequently if trees overhang the roof. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.

What happens if roof problems are left?

A written report gives you a dated record of the gutters’ condition, useful when you’re planning maintenance or getting work priced. Without one, it’s guesswork from ground level. Around Lunsford, leaves and moss in gutters lead to overflowing water and damp walls. It’s easy to sort the cause early and slow to dry a damp wall.
