Thermal roof survey in Chatham

A thermal imaging roof survey uses a thermal camera to show differences in surface temperature across a roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. It is important to know that the camera shows temperature, not water, so we check what it shows with moisture readings. Thermal imaging is included in our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. If you’ve noticed cold areas below the roof and missing or slipped insulation, we can find out what’s behind it.

Weather decides a lot: drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day with a dry roof and little wind. In Chatham, as anywhere, the forecast plays a part in when the visit happens. A look inside the loft space can go ahead whatever the forecast.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Why act early in Chatham

Once insulation under a membrane is wet, it tends to stay wet. In time, it stops insulating properly and can damage the deck. Finding the wet areas sooner keeps the work smaller. Roofs in a place the size of Chatham range from new to very old, but none of them improve with neglect. What starts as a cracked flashing or a blocked outlet becomes wet timber and stained ceilings in time.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

When to book a survey in Chatham

Buyers sometimes want more than a visual look at the roof. The Premium Survey brings thermal imaging and a drone inspection where applicable, with a report the same day, which suits a purchase that’s moving quickly.

These are some of the problems a survey can pick up:

  • Leaks that are hard to trace
  • Wet insulation beneath the membrane
  • Moisture around outlets and upstands
  • Damp around chimneys and parapets

If you look after a building such as Wayfield Primary School, a view from above covers a wide roof far faster than walking it.

Choosing a roof surveyor

  • Whether you can ask questions once you have the report
  • How soon the report will arrive
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether the loft space is looked at, where there is one

Chatham questions

Do you cover Chatham?

Yes. We cover the whole of London and South East England, and Chatham is part of that. You can call 07833 053749 or use the contact form with the address and some details, and we will talk through which survey suits.

Does a conservation area affect roof work in Chatham?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How long will you be at the property?

It typically takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. We will confirm the timing as you book.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

What happens after the survey?

You will get the report by email, with photos and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

Landlords, agents and block managers in Chatham

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

What we do, step by step

It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take between one and two hours at a typical home, or half a day or so for a commercial building. In busier parts of Chatham, parking can be tight, so let us know about driveways, permits or nearby car parks. On the day, we check the roof from ground level, from windows and vantage points, from the loft where there is safe access and from the roof where it’s safe, with the drone where it applies.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Keep pets inside or away from the areas we are looking at
  • Leave a clear route to the loft

When you need someone else

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • Reliable images in rain, strong wind or on a wet roof surface
  • A formal energy assessment
  • Structural calculations, which need a structural engineer

Thermal roof surveys in Chatham: local notes

Chatham is within about 4 miles of the coast, and coastal wind can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. About 2.4 miles north-west lies Restoration House, a reminder of how long the area around Chatham has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

Shop and office owners around Pentagon Shopping Centre may find that a commercial roof can be photographed from above without anyone walking on it. If your home is one of the older ones in the streets near Christ the King, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Chatham is about 29 miles east of London, in Medway. Chatham is part of the area we cover as part of our work across London and the South East. Our Medway coverage includes Chatham and the places around it. There’s also a page for Maidstone.

Before and after the survey

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Some tips:

  • Check outlets after heavy rain
  • Heat the home normally on the days before
  • Talk to us about the weather when booking
  • Keep a record of when stains appear

If you are buying, the report gives you specific points to raise with the seller or agent. What you do with it is up to you, whether that is asking for work or discussing the price.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is often moved when people work in the roof space.
