FAQs for Twydall

Do you carry out roof surveys in Twydall?

Yes, Twydall is one of the places we work. Every survey there gets the same written report with photos.

Is Twydall within the area you cover?

Yes. Twydall is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Does thermal imaging detect leaks directly?

No, not on its own. It shows temperature, and wet materials often behave differently from dry ones. That is why we check any patterns with moisture readings.

Is it a structural engineer’s report?

No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

How does a thermal imaging roof survey work?

The images show how warm or cool each part of the surface is. Unusual patterns can point to trapped water, gaps in insulation or heat escaping, and we check them with moisture readings.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Do you test for asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

How a thermal roof survey works in Twydall

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. It can show patterns that point to trapped moisture under the membrane. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we combine the camera with an inspection from the loft where there’s safe access. Typical surveys look at leaks that are hard to trace and heat escaping through the roof, across flat roofs, loft conversions and ceilings below the roof.

Older cottages and houses around Twydall may have little insulation, and some have extensions with their own roofs. Thermal patterns and close-up photos together give a fuller picture of the roof. Findings are checked with moisture readings where needed. Results depend on the weather, so the visit is planned around the forecast.

What you get is a clear record of the roof on the day we saw it. It is useful straight away, and a good reference for later, like when you want to compare after future work.

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in. We survey on weekdays, Saturdays and Sundays, which can make access easier.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

Roof by roof

Pitched slate and tile roofs

Thermal images of a pitched roof can still show heat loss patterns and some damp areas. The report explains what the images can tell you and what they cannot.

Felt and asphalt flat roofs

Water under felt or asphalt can stay hidden for years. The camera can give clues to where it is sitting, given suitable conditions on the day.

What a survey costs

Prices always include VAT. What changes the price is:

  • The use of thermal imaging or a drone
  • Commercial roofs and larger buildings
  • Extensions, dormers and garages with roofs of their own
  • Chimneys, valleys, parapets and other details

Every price we give includes VAT, and the written report is part of the package. Prices start from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

What to tell us when you contact us

What helps most when you contact us:

  • Where the property is, with the postcode
  • Anything about access we should know
  • Where any leaks, stains or damp patches show inside
  • Your timetable, such as an exchange date

Every survey is priced before it is booked, so you know the cost up front. Thermal roof survey starts from £400, including VAT. To book, call 07833 053749 or send us an email.

Before and after the survey

These tips come from what we see on roofs every week:

  • Heat the home normally on the days before
  • Make sure the loft can be reached safely
  • Check outlets after heavy rain
  • Keep a record of when stains appear

Buyers can use the findings when talking to the seller or agent. It is your decision how to use it, whether you ask for work before completion or discuss the price.

Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.

The survey, step by step

Every roof is different; as a rough guide, the survey takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. If you have questions on the day, just ask. Being in a smaller place like Twydall doesn’t change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

How to prepare

  • If it is not your property yet, arrange access through the agent
  • Tell us about any leaks, stains or damp patches you know of
  • Jot down any questions you want answered

Booking a survey

Most bookings start with a short call: call 07833 053749 or email us and we will ask a few questions about the roof. The price is agreed before a date is set.

Advice

What a thermal roof survey looks like in Twydall

Twydall lies within about 2 miles of the sea. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

Historic houses such as Restoration House, about 3.6 miles west, show how far back building around Twydall goes. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition. The streets around a church such as Holy Trinity Church are frequently among the oldest in a place, and if your house is among the older ones nearby, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. If you run a business near Pentagon Shopping Centre, large commercial roofs are often easiest to see by drone or thermal camera.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What you cannot do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where applicable.
